The applicant seeks to replat 3 platted residential lots into 9 lots. The site is located
northeast ofE. l04th St. and Ethel St. The. site is zoned R-3/Residence.

The Subdivision Committee forwards the primary plat to the full Plan Commission with a 4-0
favorable recommendation.
The Department recommends approval of this Primary Plat subject to the recording of the
written commitment regarding road improvements.
Additional Note: Written findings are required for action on the Primary Plat. The applicant
shall present these to the Commission at the meeting prior to approval.
Background:
The applicant is proposing a 9-lot subdivision. Please see the infonnationalpacket provided by
the applicant to view the layout of the lots and public improvements. The proposal involves
three existing lots in the R-3/Residential zone located at the northwest comer of Ethel Street and
1 o 4th (Little Fanns, lots 31-33).
In addition to the Primary Plat the applicant will be requesting variance approval to allow
reduced front yard setbacks consistent with ROSa requirements. This would allow a 25' front
yard as opposed to a 35' setback. The applicant should provide a brief overview of the other
variance requests that will be made in front of the BZA at a later date. The lots as proposed
conform to the subdivision control ordinance in terms of size. The variance request will allow
greater flexibility in placement of the homes on the particular lots.
