The applicant seeks to replat3 platted residential lots into 9 lots. The site is located
northeast ofE. 104th 81. and Ethel 81. The site is zoned "R-3/Residence.

The applicant is proposing a 9-10t subdivision. Please see the infonnational packet provided by
the applicant to view the layout of the lots and public improvements. The proposal involves
three existing lots in the R-3IResidential zone located at the northwest comer of Ethel Street and
104th (Little Farms, lots 31-33).
In addition to the Primary Plat the applicant will be requesting variance approval to allow
reduced front yard setbacks consistent with ROSa requirements. This would allow a 25' front
yard as opposed to a 35' setback. The applicant should provide a brief overview of the other
variance requests that will be made in front of the BZA at a later date. The lots as proposed
conform to the subdivision control ordinance in tenns of size. The variance request will allow
greater flexibility in placement of the homes on the particular lots.
The Department recommends that this item be forwarded to the Subdivision Committee on
September 7th for further discussion.
