A District project application must also be submitted. Please submit two sets of plans to the District for review by District's Engineers. An IDEM construction permit will be needed. The applicant seeks to plat a residential subdivision of approximately 180 lots on 127.57:f: acres. The site is located southeast of West Road and 141 st Street. The site is zoned S-I/Residence-Estate. The builder will be Pulte. This will be built in phases as well as the pond. We are looking at going off-site for some Lacrosse fields for the Carmel Dad's Club, which is not part of this discussion today. We have made surrounding property owner commitments for a certain curb cut on West Road and tree preservation. We will also have interior sidewalks with a multi-use trail in and through the subdivision connecting with the sports park. This fall. We will bring gas up from Stanford. Will the first section be the one you start? Yes, most likely. I need street names twelve to fifteen (12 -15) submitted to me. The two circular drives to the east, which will have one name. The one with section two and four where it is cut off at 173-4 that will get two names. What is the correct name of the subdivision? Currently they are showing drainage off on you guys. We need to get that figured out. Where will the big pond drain? William's Creek? Yes, the existing outlets under that driveway to the south edge of the property into the creek. Claybourne is showing inlet to the pipe and you say it is the outlet. We still have issues that need to be addressed. If we can make Claybourne do their pipe for their pond all they way down to the creek, then when the pond is dug bigger in the future the outlet will be there. You will need to contact some downstream property owners. Who? Claybourne will contact everyone on William's Creek and you contact those from the outlet at West Road an.d 141 st Street. It is not a named creek but is a natural waterway. Our office needs a set of plans showing fire hydrant locations throughout the project. In conjunction with the Department of Community Development, we are requesting in newly platted subdivisions, fire hydrant makers installed in the street pavement perpendicular to the fire hydrant. This will allow the Fire Department to more easily spot fire hydrants during an emergency. Also, www.knoxbox.com. to order your Knox-box for the amenity building. Talked with John Lapp yesterday and gave him my comments. Buffering of the Lacrosse fields you are required to buffer the residential side of the sports field. You would buffer those as a Special Use around the ball fields just like Stanford Park, with significant screening around the parking lot and the adjacent owners. You have enough to get started. Your diversity is good statistically but I do not like the long rows of the same species. Limit your rows to 20-30 street trees. Need graphic tree protection details on the plans. Similar to Weston Point? Yes, applying for the waiver on open space requirements I need that waiver request. In the tree preservation area you cannot have a swale in it. You need to move the drainage away from the woods. Get with G. Hoyes and get an agreement for that drainage easement and then show it. I will give you the marked up copy of the Open Space Conservation Map of where we want to see the pathway connections made. We want to see a connection agreement made with the property to the south. The Parks Department would like to partner with you and or the Dad's Club to make this a public park. We want to see Claybourne's pathway connect up with LongRidge Estates. Road improvements along West Road and 141 st Street, Paul Rioux had proposed a commitment that ran with Western Hills. We need a new agreement for improvements and should be similar if not identical with what the proposed improvements where. D. When you provide for the Plan Commission you should provide a separate proposal for the Dad's Club and the Primary Plat. Show a layout and spell out the waiver request. Need entry details and monumentation. We have been relaxed in our review of landscaping and we. need updated construction grade plans submitted each time there is a change or update. Lot 51 is an existing residence? Weare buying that property so it would not affect them. Sanitary sewer construction plans need to be submitted for review by the District's Engineers. A District project application must also be submitted. An off-site sewer extension may be needed to service this development. Please submit two sets of plans to the District for review by the District's Engineers. District project application needs to be completed and sent to the District. An IDEM construction permit will be needed. All IDEM submittal information should be provided following the District's plan reVIew. A 10-12 acre pond exists east of lot 141. Has flood routing and/or a breach routing been considered in case the dam were to fail? A storm sewer discharges at the rear of lot 172. What water quality practices are being considered before this water is released from the site? What design goals have you considered for storm water quality? It is difficult to manage only part of a pond. What considerations for joint pond maintenance have you considered for pond #1? There are several waterways on the western 80 acres that I believe were installed with USDA cost sharing funds. Please contact John Bush in Boone County to inquire about the possible contracts. From a past soils investigation, you should expect to find wet sand and gravel subsoil on this site. . . . END. . . Duncan: Olmstead: The left turn lanes I would like to look at this again to align for future signaling. We were encouraged months ago to align the left turn lanes.
