The following comments were made at the Public Hearing for this item: t-'1\ 1. Concern about the density of the proposed subdivision. 2. Desi~enot to see, sidewalk along west side of Shelbome Road north of subdivision. 3. Concern about access of fields to Shelbome Road. 4. Request to see exhibit illustrating layout of subdivision with and without fields. 5. Comment on a lack of connection between subdivision waiver and providing fields. In addition a letter from an adjoining neighbor is enclosed with the 'report. The Department is in favor of these requests. The applicant needs to address the following: 1. Commitments with regard to ordinance required road improvements. This should be an alteration to the previously submitted Western Hills ,Subdivision Commitments. 2. Written commitments regarding the Dads Club proposal. Note that this, area will require special use approval by the Board of Zoning appeals. ' ~ 3. Provide written agreements with developer to south to allow extension of pond and granting of land to Dads Club. The Department recommends that the Subdivision Committee forward this item back to the"full Plan Commission after all comments and concerns are addressed. ,Backgrouo'd: The applicant is proposing a 180-10t subdivision to be platted under the Residential Open Space Ordinance (ROS'O) requirements. Please see the informational packet provided by the applicant to ,view the'layout of the lots and the areas prqvided as open space. This parcel is adjacent to and north of Claybo~me Subdivision.
