REPRESENTING THE PETITIONERS: Dennis Olmstead, STEOPPELWERTH & ASSOCIATES Ryan Thomas, INSIGHT Comes now The Lakes at Towne Road, Primary Plat. The applicant seeks to plat a residential subdivision of approximately 54 lots on 40.39::f: acres. The site is located southwest of Towne Road and 136th Street the site is zoned S-l/Residence-Estate. ROSO development connecting 136th Street and Towne Road. That will complete the connection with Towne and Shelborne Roads. Weare planning a series of trails running through it. Storm will run from Lakes at Hayden Run. We know about the studies on drainage and about the moratorium on the drainage until the study is done. Yes. They will need two-twelve feet (2/12') lanes with curb, gutter, and stone shoulder? Y es. You need to check into the property owner for dedicated right-of- way. What about a median right there at your entrance? One comment was we are encroaching on Lakeside Park. Weare limited on what we can do as far as keeping the alignment. Towne Road wants to look like Hazel Dell Parkway. We want a left turn lane. Will this intersection be designed the same way as Lakeside Park? Give some consideration to aligning the stub coming south. We do not care where it ends. Send us a letter that states that. How do the commitments add up with (inaudible)? This is Ron Booher's area. He will need a New Service Request and Auto- cad. What is the timeline? Fall. We have gas at 136th Street and Towne Road at Lakeside. Jerry Breech is your contact. I need eight (8) street names. Will these streets connect with Lakes at Hayden Run? That stub to the south, will it connect? No, not if Brenwick is approved. The so-called moratorium is found under 36.927 IC. You can take that up with K. Ward. This will be going through Lakeside and the J. W. Brendle. I sent you a letter. Our office needs a set of plans showing fire hydrant locations throughout the project. Our office, in conjunction with the Department of Community Development, is requesting in newly platted subdivisions, fire hydrant makers be installed in the street pavement perpendicular to the fire hydrant. I brought them with me. Ok, if you provide landscaping easements make sure they are in line with the drainage easements. Need tree protection details. Tell your landscaping architect to set up a meeting with our office. I already see problems. The path that comes through Lakes and connects to the other path to Towne Road will give more options for circuits (JCD hi- lighting the areas on plans). Make sure you are in compliance with the buffer yard standards. Get that together before you go to the Plan Commission or you will be tabled by the Plan Commission if the landscape plan is not in place. Sanitary sewer construction plans need to be submitted for review by the District's Engineers. A District project application must also be submitted. An off-site sewer extension may be needed to service this development. Please submit two sets of plans to the District for review by the District's Engineers. District project application needs to be completed and sent to the District. An IDEM construction permit will be needed. All IDEM submittal information should be provided following the District's plan reVIew. Basement~ are not recommended in these high water table soils. What are your design goals for post construction water quality? ...End... The petitioner seeks to plat 38 residential lots on 17.173 acres+/-. The site is located southwest of 141 st Street and Towne Road and is zoned S-l Residence - Estate.
