HomeMy WebLinkAboutLetter of Grant 4r�� S 1 w t 3� s5 �d 4 Cnw L TAMES BRAINARD, MAYOR LETTER of GRANT July 24,2012 Jon Dobosiewicz Nelson&Frankenberger, PC 3105 E.98th Street Suite 170 Indianapolis,IN 46280 Re: Gray Oaks Subdivision— 12060005-09 V Dear Mr. Dobosiewicz: At the meeting held Monday,July 23,2012,the Carmel Advisory Board of Zoning Appeals took the following action regarding the Developmental Standards Variances(V)filed by you for the property located at 14336 and 14412 North Gray Road. • APPROVED:Docket Nos.12060005 V through 12060009 V: Development Standards Variances for reduced front yard setbacks(20 feet);reduced side yard setbacks(5 feet);reduced aggregate side yard setbacks(10 feet);reduced lot widths (90 feet); and increase in maximum lot coverage(45%) with Conditions: 1.Garages will be side loaded,and any encroachment into the aggregate side yard setback will only be for additional garage space. Some garages may be front loaded provided they are set back a minimum of 15 feet behind the front line of the house.2.All homes will be constructed in accordance with the"Gray Oaks Architectural Design Standards"submitted as a part of this petition and all homes will have a front porch with a minimum depth of seven feet and a minimum area of 75 square feet.3.Six foot tree lawns will be provided along all streets in the subdivision.4.Front loaded garages that encroach into the aggregate side yard,as related to Docket No. 12060007 V, will be limited to one-third of the homes in the subdivision. Please be advised that per Section 30.05.05: Time Limit of the Zoning Ordinance, the aforementioned Development Standard Variance approvals are valid for three(3)years. By that time,either continuous construction of the improvements must be underway,or a written request fora one-time, six-month extension of the approval must have been received and approval granted by this Department.The expiration date of the approvals is July 23,2015.
