The site is located at the northeast comer of 116th St. and Keystone Ave. The site is zoned B-3 within the US 431 Overlay Zone. Filed by Steve Hardin of Bingham McHale for Eclipse Real Estate. The following comments were made at the Public Hearing (left open for committee) on this item: 1. Concern over the aesthetics of the proposed buffer and f~nce. 2. Concern regarding property values due to the more intense development of the site. 3. Concern regarding gas fumes, safety, and invasion of neighborhood privacy. 4. Concern regarding access to.site and traffic along 116th Street. 5. Request that developer agree to a median and right-inJright-out access. 6. Request for infonnation regarding removal of tanks and clean-u of site. The applicant is requesting approval of a Development Plan and ADLS for the construction of a multi-tenant !etail building at the northeast comer of Keystone Avenue and 116th Street. Please see the informational-packet prepared by the applicant for an overview of the site. This item was presented at the July TAC meeting. All comments except for access have been addressed to the satisfaction of the Department.
