I'm sorry I won't be able to make it to the Board of Zoning Appeals hearing tonight. 6pm is a tight
squeeze right after work.
You are welcome to forward or read this email to the Board however:
My husband, Dave and I own a property in the neighborhood just to the east of Oakbrook. Our
address is 4870 Morgans Creek Ct. We have been residents there for about 3 1/2 years. I realize
that undeveloped land in Carmel will not sit that way forever, so my best hope is that it be
developed with care and attention to detail. As such, we are very much in support of The Old
Town Design Group's plan to develop the land just north of Oakbrook. We have driven through
your current development just behind Carmel High School, and have respect for your design
standards, construction, and reputation. We are confident that the plans for Gray Oaks will be
executed with the same class and will result in an area that is sought after, adds value to the land
and surrounding neighborhoods, and is an asset for the north end of Gray Road. We've had the
chance to get to know Jeff&Wendy Langston in the past few years, and have great respect for
them personally and professionally.
Our only concern is one that pre-dated your plans, and that is the lack of sidewalks extending
from Oakbrook and/or Morgans Creek, north to those on 146`h. As you are aware, Gray Rd. is
quite busy and sidewalk extensions would ensure the safety of the many pedestrians, runners,
and bikers as traffic increases here. I actually can't figure out how they exist on the parallel roads
of Carey and Hazel Dell, and are still not present on Gray. My hope is that, as you plan to
develop that land, that the city would see it as an opportunity to put in sidewalks at the same
time. There are many teenagers who walk/ride up to the high school just north of the intersection
and I'd hate to see a pedestrian accident similar to the many we've seen at the corner. Any help
in this issue would be appreciated.

Carmel Planning Commission and BZA Committee,
My name is David Van Remortel and I live at 5280 Woodfield Drive,which is in the
neighborhood of Woodfield located across Gray Road from the proposed Gray Oaks
subdivision.
I have reviewed the proposed development and wanted to give my support to the proposed
plan. Given that the parcel in question will be developed sooner rather than later, I believe the
neighborhood layout and type of homes proposed will be a good fit for our area. The fact that
the homes will be of custom quality and value further solidifies my support.

Dear Mr. Moffett and the City of Carmel:
I, Les Dillman lot 2 Oakbrook, have met several times with the developers and am inclined to support the
proposed development of Gray Oaks, providing all of the covenants and restrictions are adhered to.
I confident that the developer will follow through with the commitments they have made to Oakbrook
Homeowners Association and the properties that will back up to the development. Mr Moffett has offered to with
me Wednesday to assess the 20' preservation area to discuss if more trees are needed to better buffer the
property lines. I do hope the requirement of a noise ordinance needs to be mandated that is equal to or more
restrictive that the City of Carmel allows.
