The Carmel Plan Commission took the following action at its meeting on March 20,2012 regarding the applications
for Development Plan and Primary Plat approvals for a 4-lot commercial development located at 10220 N.Michigan
Rd.,zoned B-2/Business&I-1/Industrial.within the US 421/Michigan Rd.Corridor Overlay Zone:
APPROVED WITH COMMITMENTS: Docket No II124N)29 DP/PP West Cannel Commons was approved,
as amended by the Plan Commission,with the following conditions:
That Retail Parkway's extension must be of sufficient length to provide the full access to Lot 2; that if/when Retail
Parkway is extended, Lot 2 must receive full access from Retail Parkway upon construction of Retail Parkway; and,
if/when Lot 2's full access to Retail Parkway is completed the property owner has 6 months to do the following:
I. The proposed drive running north-south across Lot 2 is temporary, and it is agreed that this drive will be
removed within a six month time period after Retail Parkway has been extended to the west and the
permanent full access drive to Lot 2 from Retail Parkway is open and operational.
2. The existing Right-In/Right-Out on to Michigan Road shall also be temporary, and it is agreed that this
access on to Michigan Road will be removed after Retail Parkway has been extended to the west and the
permanent full access drive to Lot 2 from Retail Parkway is open and operational.
In order to assist the Department's review,please attach a copy of this letter when making application for permits
regarding the improvements contained within this approval.
