The applicant seeks the following development standards variance approvals:

Findings of Fact: Number of Signs
1. The approval of this variance will not be injurious to the public health,safety,morals,and general welfare
of the community because: the proposed wall sign will provide necessary identification to patients and visitors to
the 12188 B Franciscan St.Francis Health building. The sign has been designed and located under the awning to
minimize any effect on the adjacent residential development to the west and across Illinois Street.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: the design and location of the sign has been made to minimize any effect
on the adjacent area and is similar with signage used in the US 31 Corridor to brand hospital buildings.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because: it is essential that the patients and visitors to the 12188 A and
12188 B medical office buildings be able to locate the correct building where their health care providers are
located.The proposed wall sign will significantly help brand the 12188-B Building.
Findings of Fact:Size and Height of Directional Signs
1. The approval of these variances will not be injurious to the public health,safety,morals,and general
welfare of the community because: the proposed directional sign size and height will provide necessary
identification to patients and visitors to both the 12188-A North Meridian Medical Pavilion building and 12188-B
Franciscan St. Francis Health building. The signs have been designed to reduce clutter and confusion to drivers on
the site.

2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: the design and location of the signs have been made to minimize any
effect on the adjacent area and is similar with other directional signage used in the US 31 Corridor to help patrons
navigate a site.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because: it is essential that the patients and visitors to the 12188-A and
12188-B medical office buildings are able to locate the correct building where their health care providers are
located. The directional signs at the proposed height and size will significantly help this cause.
Recommendation: After all comments and concerns have been addressed,the Dept. of Community Services
recommends positive consideration of Docket No. 12070003-5 V.
