Docket No. 04060034 ADLS Amend Carmel City Center, Parcel 10, Shapiro’s, Phase II: Flagstar Bank (signage) The applicant seeks sign package approval. The site is located at 902 South Range Line Road. Filed by Joyce Webb of The Sign Group, Inc. Attending for Flagstar Bank: Pete Joines, Regional Manager; Robert Scherer, President, The Sign Group, Inc. Department Report, Adrienne Keeling: The Department has been in contact with Les Olds of the Carmel Redevelopment Commission and the CRC has approved all of the except signs Sign B, “bank parking only.” Flagstar Bank would prefer to reverse the sign colors and have black letters on a white background. However, if not, it is not vital. Mike Hollibaugh stated that the white letters on black background has already been approved by the Carmel Redevelopment Commission. The “CRC” was pretty specific with signage and the original proposal presented by Flagstar. The color palette was approved for black, white, and bronze. Adrienne Keeling agreed that the sign package before the Hearing Officer today is what S:\PlanCommission\HearingOfficer\2004june29 1 the Carmel Redevelopment Commission approved. There was a question regarding the lighting. Flagstar was to reproduce the exact lighting that was installed at Shapiro’s. Thus far, there is no information available as to the general contractor that installed the existing lighting; the petitioner must go to Shapiro’s for information. However, the lighting will mimic Shapiro’s. The Department confirmed that the current submission is consistent with what the Carmel Redevelopment Commission adopted. The only outstanding issues were lighting/landscaping for the Flagstar sign. Bob Scherer stated that the Flagstar sign would not be illuminated and there is no landscaping. Pete Joines reported that Flagstar would be open for business on Wednesday, July 7; however, the “Grand Opening” will take place for 90 days after the “soft opening.” Adrienne Keeling stated that 8 signs would need permits; the drive-thru, ATM, open/closed, are not large enough to require a permit but sign “G” would need a permit. There is a possibility of installing an interim sign/banner, and at the same time, the petitioner could apply for a sign up to 32 square feet—suggest same color palette as City Center. The petitioner would have 90 days before interim signage expires—time to provide permanent signage. There are two frontages for Flagstar: one on City Center Drive, and one on Monon Greenway. APPROVED Docket No. 04060034 ALDS Amend, Carmel City Mike Hollibaugh Center, Parcel 10, Shapiro’s, Phase II, Flagstar Bank signage, conditioned upon the lighting to coincide with Shapiro’s. B. Docket No. 04060038 ADLS Amend Old Town, Parcel 8, AMLI at Old Town The applicant seeks Exterior Lighting, Landscaping and Signage approval. The site is located at the southeast corner of Main Street and the Monon Trail. Filed by the Department of Community Services. NO REPRESENTATION FROM AMLI Adrienne Keeling commented on the sign package and the lighting. The landscape plan was submitted as a part of the Development Plan in 2002. Scott Brewer is doing a final site inspection today on the landscape plan for AMLI. Mike Hollibaugh requested this package be made available in PDF format. Approval of this Docket would be contingent upon any revisions that need to occur and subject to Scott Brewer’s final inspection. We can fine tune if need be. The sign package for AMLI was detail, and very good. The meeting was adjourned at 10:25 AM.
