Docket No. 12100013 ADLS Amend: The Centre - City Barbeque. The applicant seeks approvals for the tenant facade design, lighting, outdoor dining area, and landscaping. The site is located at 1342 S. Range Line Rd. and is zoned B-3/Business within the Carmel Dr. - Rangeline Rd. Overlay Zone. Filed by Ashley Bedell of Kite Realty Group. SPECIAL STUDIES COMMITTEE NOV. 7, 2012 DEPARTMENT REPORT 2. Docket No. 12100012 ADLS Amend: Wedgewood Building Company's Office (D Wilkinson Addition, Lot 32). The applicant seeks approval for a building addition and exterior building and site modifications for a professional office. (This was the prior proposed Abbey Taphouse site). The site is located at 32 First Ave NE (now 32 First Street NE) and is zoned B -1 /Business, within the Old Town Overlay, Character Subarea. Filed by Paul Owen of Wedgewood Building Company, LLC. The applicant seeks design approval for a renovation and building addition to an existing building, to have an office use. The office use is permitted in both the Overlay Zone, as well as in the B1 district. The exterior building colors and materials of the addition will match the current building. The site will have adequate onsite parking, a rain garden as part of the landscaping, bicycle parking, and more. Please see the petitioner's info packet for further detail. Outstanding review comments from Staff: 1. Please submit the bicycle rack design details, per Zoning Ordinance Chapter 27.06. 2. Please submit greater detail on the suspended sign dimensions, height, etc. 3. Petitioner should provide an update on the approval status of the Landscape Plan. 4. The City Engineering Dept. comments a) The :Engineering Dept. still needs the petitioner to submit construction, grading and drainage plans. The Dept. issued comments accordingly on 11/1/12. b) The site plan indicates two parallel parking spaces along the alley. Per the site plan, the property only has 65 -feet fronting the alley, and parallel parking generally requires 22 -25 feet for maneuvering, so they should amend the length of those parking stalls. c) The developer has indicated a rain garden on the site plan for stormwater quality and detention. Since this is in excess of the stormwater standards for this size site, the Engineering Department appreciates the developer's desire to construct this stormwater improvement.
