Mrs. Conn gave the Department Report. The Department still takes a negative conSidLa(~pn due t the fact
that a permanent sign would not be allowed because of height. There is a special circubs~ance betause the
property is lower than the ~ade of US 31. In the Ordinance, a real estat~ sign can exist as!llong as lthere is
office space to lease out. ThIs would always have space to lease out, so It would be a permanent sign.
Mr. C()henstated that if they get to a point that the buildings are stabilized, they may riotJ~ed the sign
perpetually. But during lease-out of this building and lease-out of the second building,! it ~buld be very
important. . , I
Mr. Hawkins asked about the time limit for this sign since it is more or less a tempor~ sJgn.
Mr. Cohen stated that Jon Dobosiewicz had suggested a 48-month time limit. They wlul<tllike to keep it
until the third building stabilizes. lfthe State does not take the land, there will be threelbu,~~gs. the first
building is 60 percent leased. They intend to build buildings 2 and 3 as subsequent bui~di~gs fill.

Mr. Cohen stated they need the height for visibility.

Mr. Hawkins wanted to establish a time limit on this sign tied to this single building. :
Mr. Cohen did not know how long it would be before this building was leased out. TJiey rent to small
businesses that need space and the.y have turnover as businesses grow and move on. The.t will se~ what the
mar~~t bears, but it is expe~ive land and they intend to build buildings.2 an~ 3.when!~el:{irstbupding
stabIlIZes and they see there IS a demand. He would prefer a 60-month tune lID11t. He ~d not want to come
back on an annual basis. .

Mrs. Conn stated that if this were a permanent sign, the design might have to change because it is the
corporate corridor.

Mr. Cohen stated that other multi-tenant buildings rarely take down their real estate s~gns because there is
always turn over. I

Mr. Hawkins stated they could either come to some conclusion in tenns of time or heicould refer this to the
full Board.
Mr. Cohen stated it was around $1000.00 each time they applied for a Variance.
Discussion followed regarding the time limit for the sign, from 12 to 60 months.

Mr. Hawkins APPROVED the petition with the following Conditions: .[:
That the Variance for the sign as proposed will expire 12 months from ApriI16,; 2005, I d
That the Petitioner will remove the current signs within 30 days ftom April 16, 2005.
Mrs. Conn stated that when the time limit is up, the Board revisits the petition.
