I1. (V)Einstein Bros.Bagels—Signage.
The applicant seeks the following development standards variance approval:
Docket No. 12100022 V Ch.25.07.05—Menu board size (36.67 sq.ft. proposed, 16 sq.ft. allowed)
The site is located at 2350 E. 116th St. and is zoned B-8/Business.It is not located within any overlay zones.
Filed by Alex Sulanke of A-1 Expeditors on behalf of Awning and Sign Contractors and Einstein Bros. Bagels.
Present for the Petitioner:
Alex Sulanke and Nancy Long, A-1 Expeditors
• Menu board for south side of Einstein Bagels building
o Brick base to match building
Discussion:
• Will go in previous menu board location, southeast corner of building
o Tucked in among landscaping
o Cars will block most of view from 116`" Street
Department Report:
Rachel Boone
• 16 square feet deemed unobtainable size for menu boards in new Sign Ordinance
o 30 square feet is new requirement
• Only over 6.67 square feet from new requirement/Ordinance
• Updates made to base of sign
• After working with Department, all other signs on site are in compliance

Discussion:
• Months spent on new Sign Ordinance
• This menu board submitted under 16 square feet requirement
• Amount of menu items with images on new menu boards would be difficult to read on 16 square feet
• Menu boards made up of standard size cabinets from sign companies
o Nothing between 24 and 36 square feet
o Would need to be custom made
o Cabinets are 18 inches by 4 feet 7 inches segments
o Could not find combination to hit 30 square feet and be aesthetically pleasing
o Inside measurements approximately 34 square feet not measuring dividers between panels
o Could leave 4 square feet as empty copy within cabinet
• Could they constantly keep that agreement?
• Would be hard for any future changes
• Signage only 4 square feet more than Ordinance requirement
o Will approve as requested
Action: Mr. Potasnik APPROVED Docket No. 12100022 V, Einstein Bros. Bagels for menu board size
(36.67 square feet proposed, 16 square feet allowed).
2. (V)Penske Chevrolet—Signage.
The applicant seeks the following development standards variance approval:
Docket No. 12100002 V Ch.25.07.02-08 B—Sign not facing right-of-way: east(1 proposed,0 allowed)
The site is located at 3210 E. 96th St. and is zoned B-3 within the Keystone Parkway Overlay Zone.
Filed by Chip Walker of Custom Facilities on behalf of Penske Chevrolet.
Present for the Petitioner:

• Remodel will bring facility up to EDE Chevrolet standards
• Several buildings on campus
• General Motors is asking Penske to install an additional "bowtie" Chevrolet logo to help identify a
separate showroom from service facilities
o Placed above entry door of facility, separate from service facilities
o Guide public to sales area
o Faces east, visible from 961" Street but not visible from Keystone
Discussion:
• Sign facing south has bowtie and Penske
• Currently nothing in this new east sign location
Department Report:

• New sign is 27.75 square feet
o 52.24 square feet left over from new sign package and previous variances
o Additional sign still within square footage for site
o Variance needed because it is not facing public street
• Had Department been aware, they would have lumped it into previous variance requests earlier in the
year

Action: Mr. Potasnik APPROVED Docket No. 12100002 V, Penske Chevrolet for sign not facing right-of-
way: east (1 proposed, 0 allowed).

Discussion regarding new Sign Ordinance:
• Should new menu board size requirement be larger?
• Kevin Rider suggested Rachel Boone investigate standard sizes for other menu boards
• Do not want a hardship for Petitioners by requiring custom made menu boards in order to follow Sign
Ordinance
• Menus are much larger in today's market with pictures and nutritional information

The Hearing Officer adjourned the meeting at 5:50 PM.
