Additional review comments might be voiced at the Sept. 19 TAC meeting. Thank you. Preliminary Planning/Zoning Dept. review comments: 1. Please provide digital copies of any revised plans and applications. 2. Please provide copies of your correspondence with the TAC members and their correspondence with you. 3. Please submit an exhibit with the site plan overlaid upon an aerial photo of the area. 4. Per B -8 /Business Zone (ZO Chapter 19.09), please show /label the emergency access area at the side /rear of the building. 5. Please submit the floor plan for the new building. 6. Please label the building square footage and its longest and widest dimensions on the site plan. 7. Please provide color photograph examples of similar McDonald's buildings. 8. Please submit color renderings or elevations of the proposed building. 9. Feel free to bring color /material samples of the building to the Plan Commission meeting. 10. Please show how the rooftop mechanical equipment is screened from view, showing dashed lines for the units behind the parapet walls, perhaps. 11. Please submit more design detail on the yellow `eyebrow' features as it relates to the sign and the metal panel behind it. 12. Please provide the exterior architectural building elevations for the shed, as well as its proposed colors and materials. 13. Please provide the clumpster enclosure details /elevations, as well as its proposed colors and materials. 14. Please verify that the clumpster enclosure height is tall enough to screen any dumpsters from view. 15. Please consider using LEED or'green' site and building practices, such as a white membrane roof, solar panels, native plants, rain gardens, etc. The Green Building List is also attached. 16. Please show /label the gas & electric meters locations on the building elevations. Also, please paint them to match the building color. 17. Prepare an estimated construction cost to comply with the Thoroughfare Plan & Alternative Transportation Plan; contact the Engineering Dept. for more details, at 571 -2441. 18. Please verify with the City Engineering Dept. that no type of traffic analysis is required. 19. Please submit the pavement and curbing design details, as well as the sidewalk specs. 20. Per the Bicycle & Pedestrian plan, a 5 -ft wide sidewalk might be required along all of, or a portion of, the west property line, within the road right of way. Please work with the Engineering Dept. and the Alternative Transportation Coordinator on that. 21. Please show /label one to two pedestrian connections to the building entrance, from the streets' sidewalks. 22. Please provide the bike rack design details, per ZO Chapter 27.06 of the ordinance For ease of cleanup of spills, could you do smooth face concrete block (or tile)around the drive thru windows, rather than split face? 23. Can you make the guardrail have more angular edges and maybe also have horizontal bars, too? 24. Please provide the design details of any building up- lighting or landscaping lighting fixtures. 25. Please provide all the exterior light fixture design details /cut sheets (including the LED accent lighting), as well as the design details and cut sheets for the parking lot pole lights. 26. Please verify that all parking lot pole light fixtures have flat lenses and /or 90- degree cutoffs so that the light is downcast. 27. Please show the foot - candle measurements all the way to the property lines on the photometric plan. 28. Street trees might be required within the road right of way, per ZO Chapter 19, for the B -8 /Business Zone. 29. Daren Mindham with the City Forestry Dept, will review the Tree Preservation Plan and Landscape Plan and issue review comments. 30. Several Board of Zoning Appeals variance approvals will be required for the signage. Rachel Boone, Sign Permit Officer in our office, will be issuing the BZA docket numbers and the review comments for signage. ZO Chapter 26.04 - Perimeter Bufferyards - is the north side a side or a rear yard - needs a 5 -ft wide planting strip or a 10 -ft? I thought you decided what is a side and what is not a side? I guess I would consider it a side 5' as there is parking on the back side of the north lot line and a site with the same commercial use. 2. Street trees might be required within the road right of way, per ZO Chapter 19, for the B -8 /13usiness Zone, right? There is no green space or room for street trees in the ROW in front of McDonalds. 3. front yard buffer along Carmel drive, which I think is a Secondary Arterial road. Does that mean a 1.5 -ft wide bufferyard is required? Yes, however, the new ordinance patch has exemptions for the buffervard so this requirement will be disappearinp- until I can hopefully re- instate it. I GIS'ed the area and there is no consistency anywhere.
