Here are the remaining items that need to be addressed: 1. The filing fee due is$150.50.(Checks can be made out to The City of Carmel.) 2. Please provide the color palate for the house exterior. 3. Please submit a preliminary/conceptual landscape plan. 4. If possible, please show the upper 2 middle windows on the back elevation as double hung. 5. Please revise the site plan to show a walkway from your front door to the driveway. Please provide these things, along with the latest version of the architectural elevations, and then we can finalize the approval process and issue you a Letter of Grant, so that you can begin the building permits process. The graphic they had prepared was a little confusing and showed the wrong section of pipe so they were going to table the issue until the next meeting. Luckily I was there to explain what was actually happening and they approved it. Just let me know your thoughts after talking with Mike. Building width is 42 feet now. e We can show one. We hadn't planned what to do with that yet. We were thinking of maybe using stone pavers rather than having a concrete paved walk to keep the site more natural looking so hadn't shown anything. 04---,4! The siding will be cement board 0 The window widths upstairs are minimum as required for egress by code so I can't go narrower. I tended to match them below. We can separate them so they are distinct instead of a pair. The standards said they could be paired but it would read more as vertical if they were separated with jamb studs between if that's necessary. The square windows are accents and are typical of this style and are seen on other older homes in the area. of.../fe The height is 20 feet from first floor so probably 22 feet from grade. Let me know if any revisions are required. You need to show a walkway from your front door to the drive. Is the siding a fiber cement board? 5. You might need to add a few more vertical rectangular windows. y What is the building height, halfway up between the ridge and eaves? The tree preservation is noted on the sewer plan dwgs that were submitted. I dropped 9 copies off today to Nick Redden as per Amanda. After reading the rules we technically don't meet the letter of the law since the garage is in front instead of the rear. However on this site it appears more appropriate to treat the Monon as the front of the lot and pair up the garages from the two houses so I think this site plan meets the design intent of the Old Town district.
