The height of the drive-thru will need to be indicated on both sides of the drive-thru lanes with the height posted on a contrasting background. Will canopy area be interconnected to the buildings existing fire suppression system? No comments. Planting details need to read "plant at grade level". Moving twelve trees, like to see those get used. I would like to see a couple of shade trees in the planting area. (J. Dobosiewicz drawing on plans), make this an island with a sign that has an arrow that points the direction to the drive-thru. I am concerned about traffic control and directional. Are there trees in the existing islands? Yes. What is your typical space size? 9 x 20. Area is currently served via a private lift station. Developer needs to investigate possible connection point at the new manhole north of 116th on the Hospital's site. Please contact the District's office for further infonnation. This project is exempt from Rule 5 requirements because it disturbs less than one acre. Plan review is deferred to the City of Cannel. ...END... Docket No. 04070005 SP - Claybourne, See 3 (Secondary Plat) Filed by J. Cort Crosby of The Schneider Corp REPRESENTING THE PETITIONERS: Cort Crosby, THE SCHNEIDER CORPORATION Chris Werth, BOOMERANG DEVELOPMENT Comes now Claybourne, Section 3, Secondary Plat. The applicant seeks to plat 77 residential lots on approximately 73 acres. The site is located northwest of 131 st Street and Shelbome Road. The site is zoned S-l/Residence-ROSO. Duncan: Crosby: Duncan: Werth: Duncan: Werth: Dobosiewicz: Duncan: We will just hi-light a few comments. Is it consistent with the others? Yes. What about the lakes are they holding water? Yes. An earlier T AC Petitioner had mention connectivity to Lake Five. Nobody has come to us. They would like to do something together with you. It is LongRidge. We need to get Steve Pittman, Parks, and you together to decide where everything will go. I faxed comments to you yesterday. Does this line up with Stanford Park? 18 Technical Advisory Committee Agenda July 21, 2004 Werth: Dobosiewicz: Duncan: Dobosiewicz: Court: Dobosiewicz: ..Hoyt: Court: Duncan: Groves: Court: Shupperd: Hoyes: Court: Dobosiewicz: Court: Dobosiewicz: Hoyes: Court: Hoyes: Hoyt: Court: Hoyt: Court: Hoyt Broennann: Dobosiewicz: Broennann: Dobosiewicz: Werth: Brewer: Dobosiewicz: Yes. Do you have stations on that? I will ask Stoeppelwerth if they can add that detail. Entrance detail shows eighteen feet (18') and twelve feet (12') on the other. We want eighteen (18) feet on both sides. Do you have two outbound lanes? No. Combine that. Exiting lane gets widened to twenty-four (24). G. Hoyt you were not happy with that. We do not like eighteen feet (18'). Okay, we will just widen it. Details need to be changed to City of Carmel. No asphalt pavement we want all concrete drives. This is Ron Booher's area. You will need to fill out a New Service Request. What is the time frame? Late summer. We will come out of the other sections. I have started your review. You show discharging into Lake Five and LongRidge says theirs does. We need to know where you are discharging. You have the two feet of contour maps so look at it. I do not know why LongRidge is saying what they are saying. They are saying it is coming your way. All our water goes across our property to the lake. I am sure D. Olmstead will give you a call. I will do a site visit after T AC and get a comment letter to you. We would like to get things wrapped up. We will let you get started and get with LongRidge. Sent you a letter, amenity? Not in this section. Our office, in conjunction with the Department of Community Development, is requesting in newly platted subdivisions, fire hydrant makers be installed in the street pavement perpendicular to the fire hydrant. This will allow the Fire Department to more easily spot fire hydrants during an emergency. I am not familiar with those. Do you have any infonnation on them? No, not really. I will send you a picture of one. The revisions to the stub street changing the width? I am ok with the revisions. What about the path along 116th Street? Behind the pole. We were allowed to make changes. The Lacrosse fields will change this area. The other subdivision will add landscaping but we will need to coordinate that with them. You need to show us where you made the changes. We need an amended set for the whole subdivision.
