E. Site Narrative
Claybourne, Section 3 is the third and final section of Claybourne in Western Clay Township that
will provide a variety of exclusive custom home sites and upscale home sites set in park like setting
with woodland preserves, parks, lakes, fonnal boulevards, entry walls, walking paths and recreation
areas including a community swimming pool. The site is located at the intersection of 131 st Street
and Shelbourne Road. The third section contains 77 lots on 73.26 acres. The property is zoned S-l
and the project will be developed meeting all the requirements of the Cannel Open Space Ordinance.
F. Water Service
Water for the project will be supplied by the City of Cannel. Water main serving the project will be
extended through Section 3 from the previous two sections of Claybourne.
G. Sanitary Sewer Service
The sanitary sewer service will be provided by Clay Township Regional Waste District. The sewers
in Claybourne, Section 3 will connect to the existing sewers in Claybourne Section 2.
H. Storm Drainage
The stonn water runoff will be collected in stonn sewers and routed to a series of seven lakes
providing stonn detention for the site. Claybourne, Section 3 includes the last two lakes for the
project. The stonn sewers will be dedicated to the Hamilton County Drainage Board as regulated
drains and the system design will meet the requirements set by the Hamilton County Surveyor.
I. Soils
Soil types found on the site are primarily Brookston-Crosby soils with some areas of Miami soils
Miami soils are typically deep well-drained soils, while Brookston- Crosby soils are generally deep
and somewhat poorly drained.
