1. Docket No. 12010005 OA: Patch Ordinance IX. The applicant seeks to amend Subdivision Control Ordinance
Chapter 3: General Provisions and Chapter 7: Open Space Standards for Major Subdivisions. The applicant also

Please view the April 20 memo and informational packet for more detail. Most of the text changes have been made
from the April 10 meeting discussion. Also, an addendum to this Patch Ordinance is included with this Dept. Reports
mailing to the Subdivision committee members.
Recommendation:
After all comments and concerns are addressed,the Dept. of Community Services recommends that the Committee
forwards this item to the May 15 Plan Commission meeting with a favorable recommendation.

2. Docket No. 12040008 ADLS Amend: Jacquie's Café Outdoor nine Area(Carlson Office&Warehouse
Complex). The applicant seeks approval to add an outdoor d. ing area(while removing two parking spaces). The
site is located at 9840 N.Michigan Rd.It is zoned I-1/Ind trial and located within the US 421 Overlay Zone. Filed
by Jacquie Bois,owner. •
The petitioner seeks approval to remove to existing par ng spaces within a parking lot to create an outdoor dining area.
The outdoor dining area will be raised to meet th,9A6vel of the sidewalk by the petitioner having concrete poured, so that it
is higher than the level of the asphalt parking area. Per the petitioner's counts, there will still be enough parking to meet
the parking ordinance, even with the removal/of these 2 parking spaces.
The outdoor area will be comprised 9•Ya low divider fence and outdoor furniture, such as chairs,tables,umbrellas, and
planters. The signage on the umbrellas will be limited to 3 sq. ft. or less,per umbrella, which complies with the Sign

The landlord has sent ann approval email stating that he is okay with the proposed changes.
Recommendation: ` he Dept of Community Services(DOCS)recommends that the Committee approves this item
after all concerns are addressed.
