11. Docket No. 04070025 ADLS Amend: Century 21-Alexander (ADLS Amendment)
The applicant seeks approval for a building addition including exterior modifications.
The site is located at 11411 Michigan Rd. The site is zoned B-5/Business.

The applicant is requesting ADLS Amendment approval to pennit exterior modifications to the
former home located at the subject address. As the Commission may recall the site was the
subject of a previous rezone that was approved by the City Council earlier this year. At the time
of the rezone the applicant represented that there would be no exterior modifications to the
structure. As you can see :trom the informational packet distributed with this report that is not the
case. Modifications have been made to the structure and a stop work order has been placed on
the project. The applicant appears before the commission now to correct their mistake.
The change, regardless of the impact, should have come to.the Commission prior to
implementation. After the work done as part of the rezone and original ADLS process it remains
difficult for the Department to acknowledge the notion that the applicant was not aware that
Commission approval was required prior to making the proposed changes.
With that said the Department has no outstanding concerns with the request. However, the
Commission may desire for the applicant to survey the adjoining neighbors for opinions on the
proposed elevations changes as this request is not a public hearing and no offici~l notice has been
given to ajoiners.~
The Department recommends that the Special Studies Committee approve the request after
all comments and concerns have been addressed.
Note: The item only requires approval by the Special Studies Committee.
