NOTICE OF PUBLIC HEARING BEFORE THE
CARMEL BOARD OF ZONING APPEALS
Docket Numbers 12110002 V, 12110003 V 12110004 V,
12110005 V, 12110006 V and 12110007 V
NOTICE IS HEREBY GIVEN that the Carmel Board of Zoning Appeals,
will conduct a meeting on the 26th day of November, 2012, at 6:00 p.m., in the
Council Chambers, City Hall, One Civic Square, Carmel, Indiana 46032, to hold
a Public Hearing regarding the application, identified by the Docket Numbers
referenced above, regarding a request for development standards variances.
The variance requests pertain to Section 23C.11.G., Section 25.07.02-9(b),
Section 25.07.02-9(c), Chapter 2 —Definitions, Section 23C.09.D. and Section
23C.08.02.B. of the Zoning Ordinance and seek permission to allow (i) car
stacking for a drive-thru lane to be to the side of the building, (ii) one additional
wall sign for a tenant, (iii) more sign square footage for a tenant, (iv) signage
with logos comprising 32% of the total sign area, (v) two buildings with reduced
facade offsets along two sides of each building and (vi) a building with a greater
setback than the 120' maximum (the "Variances").
The real estate made the subject of the Variances is located at 9800
Michigan Road in Carmel, Indiana including the property tax parcels identified as
17-13-07-00-00-043.000 and 17-13-07-00-00-044.000 (the "Real Estate"). The
Real Estate is zoned I-1/industrial, within the US 421/Michigan Road Overlay
Zone and is approximately 4 acres in size.
The application is identified as Docket Numbers 12110002 V, 12110003
V 12110004 V, 12110005 V, 12110006 V and 12110007 V and copies of the
request and accompanying plans are on file for examination at the Department
of Community Services, One Civic Square, Carmel, IN 46032, telephone (317)
571-2417.
All interested persons desiring to present their views on the above
proposed Variances, either in writing or verbally, will be given an opportunity to
be heard at the above-mentioned time and place. Written comments filed with
the Department of Community Services prior to or at the Public Hearing will be
considered, and oral comments will be heard at the Public Hearing.
The Public Hearing may be continued from time to time as may be found
necessary.
