3h. Docket No. 04070033 DP/ADLS: Medical Office Building
The applicant seeks approval for a medical office building. The site is located at 10801
North Michigan Road. The site is. zoned B-2/Business within the US 431 Overlay Zone.

The applicant is requesting approval of a Development Plan and ADLS for the construction of an
approximately 40,000 square foot, tow-story office building. The site is just north of the Marsh
Supermarket on the east side of Michigan Road. Please see the informational packet prepared by
the applicant for an overview of the site and building elevations.
This item was presented at the August TAC meeting. No outstanding issues remain. The
following items are those that may require additional discussion:
1. The number of signs proposed by the applicant is in excess of that permitted under the
ordinance. Greater detail needs to be submitted with regard to the sign color and style. In
addition if it is the intent of the applicant to limit the west facing sign to the address of the
building that should be made in a commitment.
2. The Department suggests relocation the ground sign closer to the intersection.
3. No site lighting details or photometric have been submitted for consideration by the
Commission. These should be distributed at the meeting. The Department will comment
on lighting when submitted for commission review.
4. The applicant needs to provide evidence of landscape approval by the Urban Forester.
The Department recommends that this item be forwarded to the Special Studies Committee
on October 5th for further discussion.
