PREPARATIONS FOR FUTURE DEVELO;PMENT
The St. Vincent Medical Office Building and related parking would be constructed at the
south end of an existing overall parcel of 9.188 acres. A.. new detention pond would be
located north of the building, engineered to service this ~outhem portion of the overall
site, as well as a future development to the north.
ACCESS
None of the site would have direct access to Michigan Road, but would gain access from
a new private frontage roadway to be constructed. This 'frontage roadway would connect
Weston Pointe Boulevard in the north to the Marsh adjacent to the south. Access to the
Marsh site would be provided utilizing a long-standing ~asement established for access
and potential drainage purposes. Therefore, the St. Vin~ent Medical Office Building
would be accessed via Weston Pointe Boulevard and/or the Marsh site.
SIGNAGE
Three wall signs are proposed, one on each of the north" south and west facades. None of
these signs would exceed the maximum 75 square foot standard. One ground sign would
be located in the north of the overall property near Weston Pointe Boulevard, the frontage
road and Michigan Road.
VARIANCES
Variances are requested to support the proposal:
The first variance category concerns the requested number of wall signs at three, one for
each of the north, south and west facades, where the ordinance would otherwise allow
one such wall sign for each street frontage. Given the lack of direct access and the
significant overall Michigan Road frontage, the requested wall signage, being compliant
in size, is justified for both the Michigan Road fac;ade and for the north and south facades
to benefit north and southbound traffic.
Another variance concerns the height of the ground sign requested to be 7 feet tall, where
the ordinance would otherwise allow for 6 feet in height,. Given the size of the overall
site, the future development projected to share the ground sign, the separation of the
ground sign from the St. Vincent Medical Office Buildilfg, and the number of tenants, the
additional one foot in height is justified.

Lastly, a variance concerns the building's projection/recession along the south fa9ade.
The south fa9ade would be provided with a 10-foot proj;ection/recession at an 83-foot
interval, while the ordinance would require an 8-foot prpjection/recession at a 60-foot
interval. Given the existing development to the south (facing the rear of the
Marsh/loading docks), the superior overall building design, and the minor nature of the
deviation, the intent of the overlay ordinance is met, and the deviation is justified.
CONCLUSION
The St. Vincent Medical Office Building project will be a significant asset to the
Michigan Road corridor. Being consistent with the existing zoning and Comprehensive
Plan, consistent and compatible with the architectural st.andards of the overlay ordinance,
consistent with the landscaping standards of the overla~ ordinance, and compatible with
the intentions of the sign ordinance, the St. Vincent Medical Office Building represents
an outstanding addition to the West Carmel vicinity.
