DEPARTMENT REPORT
JULY 17, 2012
4. Docket:No. 1205001.4 DP/ADLS:: Olive Garden Restaurant.
The applicant, seeks site plan and design approval for a restaurant. The site is located at 10206 N.
Michigan Rd. It is zoned I-1/Industrial, within the US 4211/Michigan Rd. Corridor Overlay Zone. Filed
by Janet Reid of GI-IA Architects on behalf of Darden Restaurants, Inc.
The petitioner seeks site plan & design approval for a restaurad;building with parking:area Part of this proposal
is contributing funds for the Retail Parkway road extension, west of Michigan Rd.
The petitioner worked with the Planning Dept.to come up with a building:design that tries to meet the Michigan
Road Overlay Zone architectural requirements for design and materials. The Department feels that the petitioner
is close to meeting all of the requirements and suggests that the petitioner continues working on design revisions
with the Plan Commission's:input (The Department's main-concern is that the proposed architectural style is
still more of a Tuscan farmhouse style (their typical prototype); however, the US 421 Overlay Zone
architectural design requirements only permits architectural eleients from Italianate, Greek Revival,
Federal, and Georgian periods of American architecture. The petitioner needs to show the Commission
how the design pulls architectural elements from Italianate, Greek Revival,Federal, OR Georgian styles.)
The Michigan Road Corridor Overlay Zone architectural design requirements(Section 23C.09) are online at
www:earinekin.gov/Modules/ShowDocument.aspx?documentid 1527.•

Staffs outstanding comments for the petitioner:
1. There might be a conflict with the 15-ft wide gas easement along the south property line and placing

resolve this if they have any concerns)
2. Please label the'percentage of EIFS/stucco/plaster used on each elevation. (It should be no more than 10%
of the overall non-window facade area.).
3. The roof material is not permitted. (The petitioner has applied for BZA variance approval for the `clay
tile'roof material.)
4. Signage:
a) The signs facing south will need variance approval from the BZA for not facing a public street.

than 40 sq ft.
