Dear Mr. Murray:
The City has received your comment letter and revised drawings dated June 30, 2004 based upon the City
review of March 16, 2004.
The comments from the City revie\v have been satisfactorily addressed \vith the following exceptions:

As a p~at was not submitted "with the revised drawings, please work with the Department of Community
Services to ensure that our comments from March 16, 2004 are addressed.
PROJECT COMMENTS-CONSTRUCTION PLANS
14. Sheet 4 - Site Plan
. Comment on previous review \vas: "There is no pedestrian access to the site from either 122nd or
Congressional. Wouldn't access be desirable?" Please show the proposed pedestrian access walks
on the plans.
. Comment on previous review \vas: "What curb design is planned for the entrances in the right-of-
\vay?" The portion of the entrances, \vhich are constructed on the" existing or proposed right-of-
way, shall be constructed to the City standards (curb detail, right-of-way pavement section, etc.).
Extruded curb \vill not be accepted in the City right-of-\vay. Please see attached details.
15. Sheet 5 - Grading Plan / Sheet 6 - Utility Plan
. Comment on previous review was: "Since the storm sewer plan has been revised from the original
submission, we will resubmit the revised plans to Crossroad Engineers for additional review."
Presently under review; we will place it on high priority.
. Comment on previous review: "The previous plans indicated s\vales outside of the parking areas
on both 122nd and Congressional. These have been eliminated on the new plans. Are there to be
defmed s\vales to direct surface drainage to reach the ne\v structures that are now indicated?"
Revisions are not clear. Did you revise to put the swales back in? They were not evident on the
plans.
. Comment on previous revie\v: "It appears that the storm outlet at 122nd is into. existing curb inlets.
Have you revie\ved the City Center Drive, Phase II plans to determine how the new road
construction \vill affect this outlet?" It is apparent that a large portion of the site used to drain to
the end section in the southeast comer of the site. The majority of the site now drains to the north
to the existing inlet on 122nd Street. The City had previously requested that the 122nd Street plans
be included in the plans for this development. Please contact Jeff Lazell at Woolpert regarding the
122nd Street plans and the storm sewer design to ensure that the 122nd Street sewer can handle the
larger \vatershed.Please sho\v the proposed 122nd Street plans including the storm sewer
information in these plans. The stornl sewer for this development needs to be designed to match

the 122nd Street plans. Please coordinate storm sewer work with Lance Staley of Crossroad
Engineers. His phone number is 439-5515.
. Comment on previous review: "What are the plans for the existing outlet located in the middle of
the 122nd entrance?" In your March, 2004 plans, you have shown the existing storm sewer
structures near the centerline of the proposed "122nd Street entrance. In your June, 2004 plans, you
have shown the existing storm sewer structures west of the proposed 122nd Street entrance. It
appears that the en~ance has been relocated so that the storm sewer is located outside the entrance.
Again, please show the proposed 122nd Street plans including the storm sewer information in these
plans.
Based on additional review, the City provides additional comments:
1. As you are "aware, the proposed entrance off 122nd Street must be a right in/right out only due to a
median island as part of a City road project. Please indicate signage and/or striping on the
property for a right turn exit only.
2. Please delineate right-of-way pavement area on site plan for both entrances.
3. Please revise right-of-way pavement detail to be 1.5" #11 surface on 2" #9 binder on 3" #5D base
on 7" #53 stone on 4" #2 stone.
4. A 2: 1 side slope is indicated within the right-of-way~ Does this agree with the 122nd street plans in
this area?
5. The new location of the 122nd Street entrance is at a high point of the fiber optics cable. You may
want to consider relocating this entrance. The City's preference is to locate the drive as far west
as possible.
The above comments are based on the Engineering Department's third review. Please provide our office
with a follow up letter regarding this review and revised plans, indicating all revisions. If you have
questions, please contact me at 571-2441.
