There will be the same number of handicap spaces and standard parking spaces as before - however 3 spaces are designated as curb-side pickup. I quickly re-counted what we gleaned from the original plans - that there should be a total of 111 parking spaces. Based off of the floor plans - I calculate per the ordinance using 2.5 spaces per seats and 1 space/employee on largest shift (estimated at 20 employees) that 104 spaces would be needed. Facing North a. 75 sq.ft.for wall sign, or b. 45 sq.ft. and 6-ft tall for ground sign 2. Facing West or South: 75 sq.ft.for a wall sign 3. Facing East: 60 sq.ft.for a wall sign They have proposed three wall signs, which I am ok with, so long as they meet the above sizes. If they want to have the ground sign, as well,they should give up one of the wall signs. The Dept. would not be in support of a variance for four signs for this site because there is great visibility for the building and its proposed signage. I do see a small sign above the door on the west elevation. I imagine this is a take-out door. If we could get them to submit this signage detail, as well as any parking space or other directional signage,that would be great. I think that's all for now. Bicycle parking spaces are required at a rate of five (5) bicycle parking spaces per one hundred (100) automobile parking spaces with a minimum of four (4) spaces. Perhaps the new vestibule could have the same(hip style?Triangular?) roof line as the existing west elevation instead of a rounded roof? Maybe that could tie the two areas together,while accommodating the existing building design. 2. The vertical lines along the north elevation on the roof—what is that? Is it windows/dormers?Just a design element? I think we could do without that if it doesn't have a function. 3. The same comment goes for the east side—mainly the small one in-between the white column and red column. 4. I do appreciate that they've proposed to put more windows on the north elevation.
