SPECIAL STUDIES COMMITTEE
DEPARTMENT REPORT
September 9, 2004
'10. Docket No. 040~0020 ADLS l\mend: Wendy's
The applicant seeks approval for a wall sign relocation. The site is located southeast of
Michigan Rd and 106th Street. The site is zoned B-3/Business within the US 421
Overlay.
Filed' by Charles Eitel of National Install, Ltd. for Wendy's.
The applicant is requesting ADLS Amendment approval to move a previously approved sign
from the north to the west elevation of the building. Please see informational packet distributed
with .the agenda. The Board of Zoning Appeals approved signage atthis location. The site
currently has three signs where only one is permitted (one ground sign along US 421 and two
wall signs)~
The Department 'is not in support of this request. There is more than adequate signage. at this
location. lfthe existing sign were moved to the west elevation there would be times that all three
signsc.ould.'be viewed at one time. The Department was not in support. of the original variance
requests and would not support another variance to allow this sign to be moved to the west
elevation.
The Department would not be opposed to the removal of the north' facing sign if the applicant is
fmding that it is not needed. This is what the Department attempted to convey to the BZA at the
time of the original variance approval.
The Department r~commends that the Special Studies Committee 'deny this request.
Note: The item would also require approval by the Board of Zoning Appeals.
