The applicant seeks the following development standards variance approvals:

The site is located at 3210 E. 96th St. and is zoned B-3 within the Keystone Parkway Overlay Zone.

-., logo sign is 27.75 square feet. 52.24 square feet was previously left
over for this southernmost building so the additional sign is OK, it just
needs a variance to not face a public right-of-way. The Department is supportive of this variance request.
Findings of Fact: Sign not facing right-of-way
1. The approval of this variance will not be injurious to the public health,safety,morals,and general welfare
of the community because• the additional signage will help direct customer traffic on the property since there are
many buildings and entrances, and is compliant with all other signage regulations.
2. The use and value of the area adjacent to the property included in the variances will not be affected in a
substantially adverse manner because: the proposed signage will conform to all of the existing signage on the
site and neighboring properties.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical
difficulties in the use of the property because: the customer entrance is not clearly defined with the multiple
buildings located on this property.
Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 12100002 V.
