HomeMy WebLinkAboutLetter of Grant S Carmel it o Department of Community Services Division of Plann>ng& Zoning LETTER of GRANT November 2, 2012 Jon Dobosiewicz,Land Use Professional • Nelson&Frankenberger j 3105 East 98 Street, Suite 170 Indianapolis IN 46280 RE: Gray Oaks Subdivision; Docket Nos. 12050015 PP& 12070023 SW Dear Jon: I The Carmel Plan Commission took the following action at its meeting on October 16,2012 regarding an application for Primary Plat approval for 40 residential lots on 23.8 acres located at 14412 North Gray Road, zoned R-1/Residence,as well as an application for Subdivision Waiver from the Subdivision Control Ordinance, Chapters 6.03.19 and 6.05.07,Access to Arterial Roads, and Houses must face a Secondary Arterial Road. APPROVED: Docket No. 12050015 PP&Docket No.12070023 SW,Gray Oaks Subdivision,were approved with the following conditions: 1) Installation of a staggered panel fence/wall along Gray Rd. (behind Lots 1-4),rather than a solid one(where gaps may be enclosed one year or later,after the development is transferred to the HOA), 2) Addition of gravel,mulch,or asphalt path between the two large ponds, 3) The HOA will maintain the path between the 2 large ponds(and this requirement shall also be added to the neighborhood covenants&restrictions), 4) Gray Oaks Homeowners Association(the HOA)is to be responsible for the maintenance of the pond in perpetuity(and a statement to that effect is to be included in the HOA covenants& restrictions), 5) Addition of requirement to the neighborhood covenants&restrictions that vehicles parked on driveways cannot obstruct sidewalks, and 6) That the amenities/improvements proposed at the northeast corner of the development can be waived any time 1 year or later after the development is transferred to the HOA. In order to assist the Department's review,please attach a copy of this letter when making application for permits regarding the improvements contained within this approval.
