The existing building will be replaced with a single building that consists of both Kentucky Fried Chicken and Long John Silver's Restaurant. The new restaurant boasts sixty seats and is designed to complement the surrounding architecture. The proposed site consists of thirty-five (35) parking spaces and a twelve (12) car drive thru stack, both of which exceed the City's standards. A drive thru bypass lane is also provided. The proposed site will utilize two access drives, one ingress/egress drive and one egress only drive. The proposed building and parking lot are 6.5' east of the 45' right-of-way line, and are encroaching into the building and parking setbacks. However, the city requested that the building and parking lot encroach into the setbacks because of the future zoning requirements of the area. On behalf of Kentucky Fried Chicken and Long John Silver's Restaurant, we are requesting site plan approval. Enclosed with this letter, you will find: 1.
