The applicant seeks approval for a plat vacation for 1 lot of 13.032 acres::l:. The site is
located southwest of Commerce Drive & Retail Parkway. The site is zoned B-3/Business
within the US 421 Overlay.

4. " Docket No." 04080052 PP: We~t Carmel Marketplace - Primary Plat
The applicant seeks to plat a commercial subdivision of 1110ts on 61.609 acres. The
petitioner also seeks the following subdivision waivers:
Docket No. 04080053 SW: SCO 6.03.15, 2 - Street Layout and Design Standards
The site is located at 9901 Michigan Road. The site is zoned B2/Business and
B3/Business, and is within the US 421 Overlay. ".

The full commission voted to suspend the rules and approvedthese items at their last meeting.
The vote failed 7-2. The Department has no outstanding concerns.
At the last meeting the public raised concerns about screening the area to the south and property
owners rights with regard to wells being impacted by the development. This should be addressed
as part of the Block G future site plan review. Owners to the south will be sent certified notice of
that proposal.
The Department recommends th~t the Subdivision Committee forward this item back to
the full Plan Commission with a favorable recommendation. .
Background:
As the Commission will recall a DP/ADLS was approved last month for this area. The applicant
now returns with a subdivision plat, piat vacation, and subdivision waiver request. Tne only
thing being considered is the vacation of Block F of West Carmel Center in order to include it in
the new subdivision, dividing the real estate within the new subdivision consistent with the
approved Development Plan, and a subdivision waiyer as outlined under tab one (1) of the
information booklet.
The Department has one outstanding concern with this request. We would like to see the plat
clearly illustrate ingress/egress easements along the frontage drive serving lots along US 421and
abutting the property to the south.
