1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The proposed project is behind security gates. Construction methods
and materials are standard and the use of the space is to store cars.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
The project will not block a view or interfere with any activities on
adjacent properties. This addition should raise the value of the home,
acting to nelp not Hurt the value of the aajacent properties.
The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
,Dueto- -the--orientation of the home on the property and its corner lot
status, building off of_the,back /side of the existing home actually
takes us closer to Queens way.

DECISION
. IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance
Docket No. 12120014 _V is granted, subject to any conditions stated in the minutes of this
.Board, which are incorporated herein by reference and made a part hereof.

STATEMENT OF VARIANCE
Dillon Construction Group respectfully request a variance from the Development Standards of the City
of Carmel Zoning Ordinance, ZO CH: 25.01.B.3(a)(ii): Accessory building front yard setback on a corner
lot. Dillon is requesting a variance due to the orientation of the home, and the proposed constructions
location relative to the existing structure.

STATEMENT OF SUPPORT
The building addition requested will match the existing architecture and materials, and will appear as if
built with the original home. The addition is set back > 100' from all property lines, and will hardly be
visible due to the large evergreens surrounding the property. Furthermore, the orientation of the home
and the new addition will only allow access from the rear of the home.
The parcel is sufficiently large enough (5+ acres) to accommodate the new addition. The proposed
location provides the best choice with regards to the existing layout of the garages and parking pad.
This location is the best choice for minimizing the impact on the existing landscaping packages, and will
screen the Overhead doors from view of any neighbors. The proposed location is the most functional in
addition to being the most aesthetic option.
