DRAINAGE SUMMARY
The project proposes a building addition to the Coots Henke & Wheeler Law Offices located at 255 E Carmel Drive
and the addition of parking spaces. In addition the Carmel Racquet Club will be widening the main drive from Carmel
Drive into the property, adding parking spaces to the existing parking lot, and adding an 87 space parking lot
expansion to the West of the existing building. This project is located at 225 & 255 E Carmel Drive in Hamilton
County, Indiana. The proposed construction activity associated with the building addition, addition of parking spaces
and adding landscape islands to the existing parking lot, and widening the main drive will be disturbing
approximately 0.30 acres t. The proposed construction activity associated with the new parking lot expansion to the
West of the existing building Carmel Racquet Club and storm water facilities will be disturbing approximately 1.6
acres ±. The proposed improvements will consist of installing asphalt pavement, curbs, light poles and drainage
infrastructure tying into a proposed infiltration storm water detention facility located at the southwest quadrant of the
Carmel Racquet Club property.
Storm water drainage patterns from the proposed construction activity associated with the building addition, addition
of parking spaces / adding landscape islands to the existing parking lot, and widening the main drive will remain as
they currently exist today with sheet flow collected on -site via the existing storm sewer catch basins and drainage
swale conveyances. to in the parking lot and routed to a storm water detention facility located at the southwest
quadrant of the site. Storm water runoff from the proposed construction activity associated with the new parking lot
expansion to the West of the existing building Carmel Racquet Club will be collected via storm water catch basins
with sub - surface storm sewer pipes routed to the proposed infiltration storm water detention facility located at the
southwest quadrant of the Carmel Racquet Club property. A storm water BMP will be installed to capture TSS from
the parking lot expansion before entering the detention facility.
