We offer the following comments: GENERAL INFORMATION 1. The project site is located within current City of Carmel Corporate Limits. The following jurisdictions will apply. 2. Jurisdictions: . Street and Right of Way- City'ofCarmel (96th Street) . Water-Indianapolis Water Company Service Area . Sanitary Sewer-City of Carmel Utilities . .Storm Sewer - City of Carmel. 3. The drawings will be stamped approved and signed by the City Engineer. The Developer/Owner will receive one-set which is to be maintained on the construction site at all times. Our. Construction Manager will re'ceive one-set and one-set will be maintained in the Department of .- Engineering. If more than the minimum three-sets are requested to be approved, the additional sets (maximum total of two additional) must be submitted with the three required sets. 6. Please be advised that any installation of signs , walls, irrigation systems, etc. within dedicated right of way and/or dedicated easements will require a Consent to Encroach Agreement between the Owner/Developer and the City of Carmel. This Agreement requires Board of Public Works and Safety approval. It is apparent that the proposed curbing on the south and east side of the new lot are within -recorded or platted easements. PROJECT COMMENTS 9. Sheet 1- Title Page . The Vicinity Map and printing is too small to be useful. . The north arrow on the Project Map is actually pointing east. . It would be helpful to include more existing and identified features on the Project Map such as the existing dealership and parking and the access street. Anyone unfamiliar with this site would be hard pressed to determine where this is. 10. Sheet 2 - Site & Utilities Plan . Identify/label all existing and proposed construction on this and all sheets. . Has this construction been included in previous drainage calculations and in the overall drainage plan for the 96th Street Auto Park? Please add a note if this has been included in the master drainage plan and if detention is provided outside of the Scope of Work. . What is invert at existing pipe connection? . The light standards (assume these are light standards) in the parking lot should be identified in some way on the plans. There are apparently 2-types. Likewise for existing/proposed utilities on the plan. . In the text "291 ' of 8" pvc @ 0.45%", there is a percent sign over the work "of'. . In the benchmark description box, the first description cannot be read. 10. Sheet 3 - Grading & Drainage Plan . Identify all existing and proposed construction. . Identify the bold dashed diagonal line on the west side of this sheet. . Please show contours for grading behind curb back down to property line. Will the slopes be 2: 1, 3: 1 ? We reserve the right to provide additional comments as this project proceeds through the approval procedure. We have also engaged Crossroad Engineers PC to review all drainage plans and drainage calculations. We will share these comments upon receipt, if applicable. The above comments are based upon the Engineering Department'sinitial review. Please provide our office with a follow up letter regarding this review and revised plans, indicating all revisions. A second review will focus only on detailed construction plans. It is critical that our office be made aware of all modifications made on the plans being re- submitted, particularly if any such 'changes are considered "new". or fall outside of our initial review.
