PROJECT NARRATIVE
Covenant Group, LLC is the current owner of the 6.095 Ac. +/- site. Mr. Jerry Corbier is the
managing partner of Covenant Group, LLC (developer) and Corbier Traditions (general
contractor). Covenant Group, LLC is proposing to provide single-family Villa homes on 11 lots on
the subject real estate.
The subject property is bounded on the West by low-density residential property (Oakbrook
Subdivision). The low-density property to the North of the subject real estate is zoned S-1. The
property is bounded on the East and South by low-density residential property in the Woodfield
Subdivision and is also zoned S-1.
This submittal is for review and approval of the primary plat in connection with the platting of the
subdivision. All necessary utilities needed to serve the subdivision are located in the Gray Road
right-of-way.
The development plan will exceed the required open space. All building fa~ade materials will be
brick, stone, and trim. The subdivision will also provide perimeter green space, a retention pond
common area, tree preservation areas, new infrastructure and Gray Road improvements.
This submittal is for the September, 2004 Carmel T.A.C. meeting. If you have any questions or
