(public Hearing on Subdivision Waiver 05120002 SW Only)
The applicant seeks to plat a residential subdivision of 12 lots on 6.39 acres
and seeks the following subdivision waivers:
Docket No. 05120002 SW: seo 6.05.08 - Perimeter Lots
Docket No.. 04080057 SW:SCO 6.03.07 - Street Layout & Design Stanaards
The site is located at 14309 Gray Road. The site is zoned S l/Residence.

This item has been discussed at the last two Subdivision Committee meetings. During that
process and with discussions with Staff two items were discovered. The fIrst resulted in the
subdivision waiver regarding clearing of woodlands being withdrawn. The second was the
discovery of the need for consideration of an additional subdivision waiver request regarding the
configuration (setback and width) of lots along the border of the Woodfield subdivision. DOCS
requested the committee review this item at its last meeting. A separate public hearing is
required to be held on this waiver request therefore this item has been set under public. hearings.
The applicant should review the changes to the plat with the full Commission at the meeting.

The Subdivision Committee forwarded a 4-0 favorable recommendation to the Commission on
both the Primary Plat and Waiver requests. It was noted that additional discussion might need to
take place regarding the added waiver request after the public hearing.
If there are no concerns raised by the public or commission members that require
additional discussion the Commission may consider suspending the rules and taking final
action on the request.
The Department recommends approval of this Primary Plat as amended and both waiver
requests.
Additional Note: Written findings are required for action on the Primary Plat and waiver
requests. The applicant shall present these to the Commission at the meeting prior to approval.
Background:
The applicant is proposing a II-lot subdivision on 6.39 acres to be platted under the Residential
Open Space Ordinance (ROSO) requirements. Please see the infonnational packet provided by
