NOTE! This work is M apart of Norwest Financial's plans and specifications and shall be oomplaW by the Landlord's Cam, at Landlord's We expense and under Landlord's/Contractor's own permits and contracts. Norwest Financial Contractor is to verify that the Landlord has eomplatad the above work in a workmanlike mamer. 1. The landlord will be responsible for removing the second floor storage space, except for the rear area (i.e. above the existing office room at the back) which has been used to hold the HVAC unit. 2. The landlord shall replace the air ducts which service the back area of the office . 3. The landlord warrants that the existing restroom is handicapped accessible and conforms to A.D.A. standards. Any costs incurred by the landlord in complying with such standards shall be at the landlord's expense. TENANT lu Tenant's expense, shall complete the following improvements: ATE., Norwest Fina vial's Contractor is to verify and insure that no electrical, Plumbing, or HVAC service is being supplied from the Norwest Financial space to any of the neighboring spaces. Contractor is also to verify that all dimensions are accurate as noted on the Plans. Any differences to the Plum are to be noted by Contractor and Contractor to notify Norwest Financial at once. The following specifications are for certain items of remodeling work to be performed at the above premises by Twat, at Tenant's expetw in conjunction with the Plan Drawings dated 7/21/95 and supplemental details attached hereto. Work will consist of furnishing all LABOR, INSURANCE, PERMITS, STATE ENERGY CALCULATIONS, if needed, and all other materials except those items specified herein to be shipped by Norway Financial necessary to eomplato all work in accordance with the Plan Drawings and Work Specifhatios, including work reasonably implied by those specifications and drawings. The General Contractor and his subcontractors shall guarantee all work completed under this contract for it period of sae (1) year from the date of completion by contractor and said contractor guaraabcp unconditionally to repair or replace, at their "m txpewe, any work which sham defective arterial or workmanship. Contractor shall provide a warranty padca=e which identifies starting; dates for warranties and a list of all major subcontractors with contact: name, address and phone member. THE CONTRACTORS' CONTRACT SHALL NOT BE COMPLETE UNTIL THE FINAL INSPECTION IS 100`/. COMPLETED AND SIGNED OFF BY THE LOCAL BUILDING OFFICIALS AND A PERMANENT CERTIFICATE OF OCCUPANCY IS ISSUED. DEMOLITION: Remove any existing partitions not shown on the Floor Plan. Remove any vinyl floor tile and carpet that may exist except in the restroom. UTILITY METERS: If separate utility meters and service for the demised promise are not existing, CONTRACTOR is to Immediately contact Norwest Financial before proceeding. Meters are 1191 to be located in the MAIN OFFICE AREA of the leased premises. MAIL SLOT: If riot existing, contractor is to provide a side mail slat in existing from plate glass entrance door, or adjui i rag SIDELIGHT or widow. STOREFRONT: Contractor to inspect existing storefront for any cracks, holes or imperfections which would affed the performance or appearance of storefront. GYPSUM DRYWALL: Prepare existing drywall surface on sidewalls, rear wall, and any non -glass areas at the from of the premises, as necessary, to receive paint. If existing gypsum wallboard is bowed, rippled or otherwise damaged and in poor condition, or cannot be properly prepared to have a straight and plum wall before painting, this dould be removed, and if necessary, furred out and replaced with new 5/8" fireshield gypsum wallboard with tapered edges, taped, sanded and ready to receive paint. SEE DRYWALL FINISH SECTION. Erect ceiling height partitions, as shown shaded on the Floor Plan, to enclose the File Arco, Closing Rooms and the Employee Lounge. Use 3 5/8" gad studs, placed 16" o.c., covered on both sides with S/8" fireshield gypsum drywall with tapered edges, taped and sanded ready to receive paint. Contractor is to install Gordon, Inc. aluminum comers, furnished by Norwey Financial, per manufacturer's specifications where indicated on Floor Plan. For all outside corners noted use # 140 -90. For all bull nose comers noted use #735 - 800 -10'. SEE DETAIL #4. (AZPORTANT) All joints and casing beads are to be taped and filled with joint compound the► sanded three or more coats prior to application of paint. SEE DRYWALL FINISH SECTION. DRYWALL FINISH: AND 24DENTATIONS HAVE BEEN FILLED IN AND SANDED PRIOR TO PAINTING. ADEQUATE WORK LIGHTS ARE ESSENTHAL TO INSURE CONTRACTOR PROVIDES A GOOD DRYWALL FINISH AND TO APPROXIMATE UGFITING LEVELS UNDER WHICH FINAL JOB INSPECTION WILL BE MADE. IF ANY UNACCEPTABLE JOINTS OR INDENTATIONS ARE FOUND DURING THE FINAL NORWEST FINANCIAL INSPEC'T'ION, THE GENERAL CONTRACTOR WILL BE REQUIRED TO REPAIR TO NORWEST FINANCIAL'S SATISFACTION BEFORE FINAL PAYMENT IS MADE. All partition wails are to be finished with 5/8" gypsum wallboard with tapered edges, taped and sanded ready to receive paint. All lag walls including any work on dousing walls should be done with 4' x 12' drywall shoats run horizontally with staggered joints. Drywall finish is to be completely smooth and uniform throughout 14" broadlknife must be used to insure that all depressions and joints have been leveled with joint compound. All Franeh doors are predrilled and are furnished by Nommot Financial with all hinges and lever handle latch sets. NOTE: French doors are to be mounted and trimmed with door casing to provide a level line between the top of the door oaring and the top of the glass block drywall opening adjacent to it. Contractor is to install a brass door stop (floor mounted) to prevent damage to wall surface from French doors. PREPARATION: Page 5 Entire floor must be free of any grease, paint, oil, or Wy other substances that may cause carpet glue not to adhere properly. All lumps of paint and dry wall joint compound mug be removed. All expansion joints, cracks, and indentations that may exist must be filled with a good quality floor patching compound. Bumps and ridges are to be sanded to a flat surface. All floor areas are to be thoroughly swept ills vacuumed before applying adhesives. If carpet is to be laid over below grade or on -grade concrete slab, the concrete is to be sealed for moisture protection and the installer is to use a latex emulsion type adhesive. INSTALLATION: DIRECT GLUE DOWN METHOD Completely unroll the carpeting and check for any manufacturing flaws before applying any adhesives. If any flaws are found, contact Branch Leasing and Facilities Management Department at (S IS) 243 -2131 before proceeding any further. ('ibis is essential to protect the manufacturer's warranty). If the installer proceeds to install faulty carpeting without contacting Norwest Financial, Branch Leasing and Facilities Management, the installer must assume all responsibility for full reimbursement or replacement, including all labor, freight and handling charges 1. All work shall be performed by skilled carpet installers fully experienced in this type of installation. 2. Installation contractor will receive from Norwest Financial, bluo-print drawings diagramming the locations of all seams, vinyl edge protectors and other pertinent installation details. Cappeting must be laid in accordance with this seam diagram. If installer notes any discrepancies in plan, contact Branch Facilities immediately. 3. Carpet shall be secured to floor with a top quality latex adhesive. All carpet adhered to the floor with cement should have 100 percent contact with the adhesive. 4. Carpel shall be installed wall to wall, using continuous lengths. Cut edges shall be trued and appropriately traced with seam adhesive to form non - ravelling joints. All excessive adhesive shall be removed with the proper solvent recommended by the adhesive manufacturer. S. Installed carpet shall be free of spots, dirt, or soil and shall be free of tears, frays or pulls. The protection of the installed carver is the rasoonsibility of the naheW contractor. INSTALLATION GUARANTEE: Installation oortractor shall guarantee, in writing, all workmanship and materials against defects for a period of one year from date of ooaupancy and shall make any adjustmer a or replace defective work without additional cost. Carpet which becomes loose or wrinkled within this period shall be corrected at no additional cast to the owner. It shall be the general contractor's responsibility to obtain and forward this guarantee to NORMES FINANCIAL BRANCH LEASING AND FACHATIF-S MANAGLMEr, t. 206 8TH STREET. DES MOMS, LA 50309. WARNING: Failure to obtain same from carpet installer shall shift the above responsibility to the general contractor. Note: : Since each carton of vinyl base is rolled tightly, contractor should unroll the base a day or two before installation in a heated area and lay flat to allow the base to flatten art. This should eliminate most of the waviness. However, if the base is kinked or bent, contractor should use a carpet steamer to remove such defects. Care should be taken if this is done to avoid damage. WATER COOLER: Norwest Financial will f arish and install a bottle water coda as shown an the Floor Plan. Contractor is to provide an electric outlet in EMPLOYEE LOUNGE, as shown, for water cooler. No plumbing, drains, etc. will be required. SHELVING: Install a 12" x 90" shelf with adjustable brackets (BRACKETS AND SHELF FURNISHED AND SHIPPED BY NORWEST FINANCIAL) at 5'4" from floor, in LOUNGE above 3- drawer files, as shown on the Floor Plan and Detail #6. Norwest Financial will furnish and ship metal shelving and hardware to be located in the EMPLOYEE LOUNGE as shown on the Floor Plan. installation instructions will be included with the shipment. Shelving is to be securely anchored to the wall with 1 -1/2" wood screws attached through the shelving at the top of the assembly. 3- DRAWER COUNTER TOP: Install a 20" x _ 0" formica laminate counter top, furnished and shipped by Norwest Financial, on the top of two 3- drawer files in LOUNGE, as shown on the Floor Plan and Detail #6. Also, contractor is to install the drawer beneath each table on employee side of table. CHAIR RAILS: Contractor is to install dnair rails, supplied by Norwest Financial, on the dosing room walls as shown an the Floor Plan and Detail #3. FIRE AND SAFETY EQUIPMENT: If any emergency lighting or fire extinguishers are required by the governing codes, then the Gerwal Contractor shall submit a separate bid to furnish the code related items. Contractor must also submit a copy of the specific code requiring the additional work along with the separate written bid to Norwest Financial, Branch leasing and Facilities Management prior to commencing any work. Contractor shall install the necessary exit signs as shown on the Reflected Ceiling Plan. FINAL CLEANING: Job site and promises to be thoroughly cleaned, vacuumed, dusted, wirhdows cleaned inside and out, and all trash and debris to be picked -up and hauled away.
