II Iii I I I I I I I I I I I I I I I I I PROJECT DESCRIPTION This is a high profile office complex to be developed and constructed on 13.95 acres located on the West side of Pennsylvania Street south of the intersection of 131 st Street and Pennsylvania Street, and immediately south of the Hilton Garden Inn. The site is zoned B-2 and is within the U.S. 31 overlay zone. In 2000, Opus North Corporation submitted and had approved a development plan and an ADLS application for the development and construction of three office buildings on this site and on the third parcel to the south. That project was not commenced and the Kite Companies subsequently brought forward and had approved two medical office buildings on this site. Again the project did not progress. Opus North Corporation has decided to return to the site and to develop and construct two high profile office buildings consistent with the original development plans submitted and approved. The proposed plans differ ITom the approved Kite ADLS plans by increasing the size of the buildings, and modifying the landscape plan and the parking areas to accommodate the larger building footprint. Therefore, Opus North is requesting that the Special Studies Committee of the Carmel Plan Commission consider and approve the revised building design and landscape plan as an amendment to the ADLS plans currently approved for the site. The signage package approved in 2000 and re-approved in 2004 has not been changed.
