FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1 . The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The signage being installed falls within the square footage
allowance and the variance only affects the placement of the
second sign.
2~ The use and value of the area adjacent to the property included in the variance will not be affected. in a
substantially adverse manner.because:
The property is currently undergoing a complete exterior
renovation that meets or exceeds the standards of the Carmel
Planning Commission.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
Without this variance we would unable to effectively utilize

DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance
Docket No~ is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.

RE: ZO Chapter 25.07.02-08.b number of signs
This variance is requested so that we may install three (3) signs instead of the two (2)
currently allowable -under the above mentioned zoning ordinance. The sign on the west
side of the bui.lding shall be 30 square feet and the ordinan~e.allows 30 square feet. This
sign is 0' tram the road right-at-way. The sign on the south side of the building shall be
60 square feet and the ordinance allows 60. square feet. This sign is 11' from the road
right-at-way. The sign on the south side at the building consists of letters mounted on
two different planes, which' 'may be construed as two sig.ns, 'neces:sitating the need for
this variance request. All signs shall be black day/night and back-lit. (see attached
drawing)

RE: ZO Chapter 25.07.02-08.b number of signs
The property associated with .this variance request is currently undergoing a complete
exterior remodel. Great care has been taken to ensure th'e design falls within the
standards of the Plan Commission and has been approved by the Technical Advisory
Committee. The proposed si~nage is attractive, simple, and compliments the design of
the building. The proposed third sign is a simple descriptive line resting below the
business name. The installation of this third sign should not offend nor adversely affect
the use and val.ue of'any 's-urrounding property.
