Hart is proposing the development of a multi - residential community in Hamilton County, Indiana to be known as The Legacy Towns & Flats, Section II. Location The project site is located south. of 14e Street just west of the intersection with River Road. More specifically, the site is located in the Northeast Quarter of Section 23, Township 18 North, Range 4 East in Clay Township, Hamilton County, Indiana. Protect Description The scope of the proposed project is to construct a multi- family residential community with all infrastructures associated with this type of development. The parcel is 6.92 acres and includes the construction of multi- family structures, streets, amenity areas, storm sewer, parking facilities and associated utilities. The Legacy Towns & Flats, Phase II site is part of a much larger overall site called the Legacy. More specifically, the proposed site is located within Region III of the East Basin for the Legacy development. The East Basin incorporates the White River flood plain into the detention design and conveys stormwater east towards the White River. therefore, this drainage report will only contain a drainage design for the East Basin as it relates to The Legacy Towns & Flats, Phase II The overall Legacy development will have two master drainage systems The Eastern Drainage System will convey stormwater east towards the White River and the Western Drainage System will convey stormwater west towards the Haverstick residential development. The Legacy Towns & Flats, Phase II lies within the Eastern Drainage System Therefore, this drainage report will contain narratives and calculations of said drainage system as it relates to the infrastructure that will be installed with this project. Please refer to The Legacy Stormwater Master Plan prepared by Williams Creek Consulting, Inc dated May 2012 for more details of the overall drainage for Legacy. The Master Plan includes the modeling for the current and proposed conditions for The Overlook at Legacy. The Master Plan includes the modeling for the current and proposed conditions for The Legacy Towns & Flats, Phase II. STORM SEWER DESIGN The use of Manning's equation was used for determination of storm drain pipe sizes for non- submerged conditions The storm drain system is capable of passing the 10 -year storm event with free water surface elevations below the crown of pipe. Minimum storm drain flowing velocity for full pipe flow shall be 2.5 feet per second (fps). The inlet grate castings are designed such that the 10 -year storm event shall be sufficiently conveyed into the storm sewer system at 50% efficiency. The inlets are spaced to allow one lane of traffic to remain open during the 10 -year storm event WATER QUALITY CALCULATIONS All water quality design information can be found in the Water Quality Report performed and completed by Williams Creek Consulting. EMERGENCY FLOOD ROUTING Emergency Flood Routing calculations will be submitted in the drainage reports for each section of development. The design overflow routing path is noted on the Primary Plat. USDA — Soil Conservation Service SOILS MAP SCALE: 1"=1000' FnB2 - Fox loam, 2 to 6 percent slopes, eroded This gently sloping, well drained soil is on broad terraces an small domelike areas on uplands. It is moderately deep over sand and gravelly coarse sand. Most mapped areas on terraces are elongated and range from 3 to 50 acres in size The mapped areas on uplands are irregular in shape and range from 3 to 15 acres in size Ho - Houghton muck This nearly level, deep, very poorly drained soil is in depressions on uplands and outwash terraces. Runoff from higher adjacent areas is ponded on this soil. The mapped areas are mostly oval in shape and range from 2 to 60 acres in size. Pa -Palms Muck This nearly level, deep very poorly drained soil is in depressions and drainageways on uplands and terraces. Runoff from higher adjacent soils is ponded on this soil. Most of the mapped areas are elongated or oval in shape. The mapped areas range from 2 to 40 acres in size Map Unit- We - Westland clay loam We - Westland silty clay loam - This nearly level, deep, very poorly drained soil is in depressions, swales, and narrow drainageways on outwash plains. Runoff from higher adjacent soils is ponded on this soil.
