2d. Coxllall Park & Gardens - Bell Towers
Petitioner seeks the following development standards variance approval for a bell tower:
Docket No. 0505009 V Chapter 5.04.01 maximum height
The site is located at the northeast comer of 116th 8t and Towne Rd, and is zoned 8-1 Residence-
Estate. Filed by Mike Grubb of Paul I Cripe for Hamilton Co. Parks & Recreation.
General Info:
The petitioner is seeking
approval to have two, 90- ft
tall bell towers with 7'9" tall
spires in the 125-acre Coxhall
Park & Gardens. The 8-
I/Residence district only
allows a maximum building
height of 35 feet.
Analysis:
The bell towers are part of the
design of Coxhall Park, with
the boulevard entryways,
trees, and the reflecting pools.
The bell towers will serve as
an amenity to the area and the
community. The department
would like the petitioner to
state the time span that the belltower will be heard during the day, the music type that will play,
the distance it can be heard, and if it interferes with the City Code Noise Ordinance (~ 6-158).
Findings of Fact: bell tower height
1.) The approval of this variance will not be injurious to the public health, safety, morals,
and general welfare of the community because: the bell towers will be an amenity to the.
area and add character to the 125-acre park. The bell towers will be an art and conversation
pIece.
2.) The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because:

3.) The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because:
The petitioner will have to reduce the size of the bell towers to 35-ft, which will hardly make
the dramatic impact on the 125-acre park site it was meant to.
Recommendation:
The Department recommends positive consideration of Docket No. 05050009 V.
