3. The Filing Fee and Nine (9) Informational Packets must be delivered to BZA Secretary Connie Tingley no later than
NOON. Friday, January 18, 2013. Failure to submit Informational Packets by this time will result in the automatic
tabling of the petition.

Development Standards Variance
1420 Chase Court, Carmel
Midwest Academy, Inc.
Petitioner, Midwest Academy, Inc., seeks a variance from the parking requirements as follows:
Section 27.08 of Chapter 27: Additional Parking and Loading Regulations of the Carmel Zoning
Ordinance for a "School of general elementary or secondary education" requires the following
number of parking spaces:
One space per employee plus two spaces per classroom (elementary) or ten spaces per
classroom (secondary)
Petitioner's plans for the existing building provide for the construction of seven (7) elementary
classrooms and six (6) secondary classrooms. A typical classroom is planned to be
approximately 500 to 550 square feet in area and designed to accommodate a maximum of
fifteen (15) students. In addition, there will be three (3) rooms for Spanish, Art and Music,
respectively, but these three rooms will not be "home rooms" and not utilized for additional
numbers of students beyond the basic classrooms. Petitioner anticipates that there will be a
maximum of twenty (20) employees in the facility at any given time.
Using the formula from Section 27.08 of the Ordinance, the required number of parking spaces
for the facility is calculated as follows:
One space per employee = 20
Two spaces per elementary classroom = 14
Ten spaces per secondary classroom = 60
Total number of parking spaces required = 94
The existing parking lot on the property provides seventy -one (71) parking spaces. Petitioner
believes that this number is more than sufficient for the following reasons:
1. Classroom size in the facility will be significantly smaller than the 900 to 1200
square feet in a modern public school classroom.
2. Maximum class size is anticipated to be fifteen (15).
3. Due to the nature of Petitioner's student body, of the current high school
enrollment of 50 students, only five (5) drive themselves to school.
Petitioner requests a variance to provide seventy -one (71) parking spaces at the facility.
