As much as we'd like for you to have the wood look, it is just not working. It is too busy without or without extra details on the side and deviates from the other storefronts too much. We will not be able to support that change. We would like to propose one of the following options attached instead. (If you could draw it up better than my sharpie and white -out look, we would appreciate seeing it.) We all agree that the space for the sign is a bit larger than it needs to be (just because of your logo design) and could use some additional details to help it stand out. The biggest issue we see is too much white next to white with the background, cornice line and the bottom edge of the sign band area. So we propose to have some rectangular reveals cut into the EIFS, and to paint the background your moss color. This would help it stand out against the other white elements, and hopefully help your sign really pop. This is the first page in the PDF attached. The second page proposes another option, which would have the moss color in the reveals, with the white color as the background. This may work fine too, we're just leaning towards the first one at the moment. Please let us know your thoughts. We also tweaked the representation of the moss color to more closely match the actual sample. Obviously this is something that will look different on everyone's monitor and /or printer. The DP2 drawing was revised to show the sidewalk that occurs in front of the columns which is approximately 6' -0" wide. In addition we have eliminated the landscape material symbols that we had previously shown on this plan. We do continue to show the gooseneck fixtures with the hope that these will be approved. As expressed yesterday, we feel these fixtures are of a scale, design and color that will not impact the uniform look of the center, but will bring a familiar brand element to the City Barbeque customer as they enter the restaurant. Attached to this email is a PDF containing the drawings we reviewed yesterday which incorporate the discussed revisions. We have taken the sketch that Rick generated during the meeting and have refined it a bit to show the sign panel area with a band of the sandlewood beige EIFS on either side of the moss EIFS center panel. The side panels show the same reveals that occur on the other towers and the moss section retains the 8" vertical reveals that were previously shown. We also tweaked the representation of the moss color to more closely match the actual sample. Obviously this is something that will look different on everyone's monitor and /or printer. The DP2 drawing was revised to show the sidewalk that occurs in front of the columns which is approximately 6' -0" wide. In addition we have eliminated the landscape material symbols that we had previously shown on this plan. We do continue to show the gooseneck fixtures with the hope that these will be approved. As expressed yesterday, we feel these fixtures are of a scale, design and color that will not impact the uniform look of the center, but will bring a familiar brand element to the City Barbeque customer as they enter the restaurant. Two variances will be needed for signage, from the BZA: a variance from Zoning Ordinance Ch. 25.07.02 -09 b) for 1) number of signs and 2) sign not facing a right -of -way (north), AND a variance from Zoning Ordinance Ch. 25.07.02 -09 c) for maximum sign area exceeded.75 sq. ft. is allowed and 111.64 is proposed. It either needs to be scored with horizontal reveals, to match what was approved under docket no. 12050012 ADLS Amendment, for the Inline Shops (see attached Elevations) OR it could be all brick (such as a thin brick veneer), to complement the anchor store's facade (Earth Fare), and become an nice end -cap. Right now, as proposed, it is not consistent with previously approved ADLS for the shopping center. 8. In the sign band on the east facade, can you add a brick border of patterned brick, to 'frame' the sign? 9. Please make the painted north facing sign more of an art mural feature, perhaps making it look old - fashioned with a stressed paint /crackled texture and without the red border. 10. Please submit a paint sample of the 478 Moss color. Right now you show a tan or wheat color, but the word 'Moss' sounds more like it could be a green hue. 11. The Dept. would like the north side of the building painted to match the brick color and the cultured stone base, as what was approved under docket no. 12050012 ADLS Amendment. (See attached Elevations. ) 12. Please label the sidewalk width between the outdoor tables and the wall. We need to make sure there at least a 5 -ft clearance for accessibility reasons. 13. Please show a bicycle parking area that is in the green space area, but close to the main entrance to the restaurant, and out of the way of any pedestrian walkways. 14. Please submit the bicycle rack design details, per Zoning Ordinance chapter 27.06. 15. On the east fagade, the Dept. would like the exterior light fixtures on the columns to remain the same as what was approved under docket no. 12050012 ADLS Amendment, for the Inline Shops.
