CARMEL /CLAY ADVISORY BOARD OF ZONING APPEALS
FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
Orthopaedics - Indianapolis, P.C., d /b /a Ortho Indy
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
Petitioner's sign is necessary for patients to find its office at the St. Vincent Carmel
Hospital campus. The sign design and placement is consistent with existing building
identification signs at the hospital campus and the sign otherwise meets the standards
of the Carmel sign ordinance. The sign is being re -used from another location where
Petitioner performed medical services.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
The sign design and placement is consistent with existing building identification signs at
the St. Vincent Carmel Hospital campus, as well as medical office buildings in the surrounding
area. The sign meets the standards of the Carmel sign ordinance.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
Petitioner is leasing office space at one of the medical office buildings on the 19+ acre
St. Vincent Carmel Hospital campus and a building identification sign is essential for
patients to find Petitioner's office space. Six signs are permitted on the building and it has
two, both of which are oriented to Meridian Street. Petitioner's sign is on a different facade,
but is oriented to Meridian Street and the parking lot serving the side of the medical office
building where its office is located.
DECISION
IT IS THEREFORE the decision of the Carmel /Clay Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.
Adopted this day of , 20
CHAIRPERSON, Carmel /Clay Board of Zoning Appeals
SECRETARY, Carmel /Clay Board of Zoning Appeals
Conditions of the Board are listed on back. Petitioner or representative to sign.

Supplement to Application for Development Standards Variance
Orthopaedics - Indianapolis, P.C. d /b /a Ortho Indy
13430 N. Meridian Street
No. 7.
I. Ortho Indy seeks a variance of the Carmel Sign Ordinance, Multi- Tenant Buildings, §
25.07.02- 04(b)(2)a., to permit the installation of an additional building identification sign
on the West side of the St. Vincent Carmel Medical Office Building, where existing_"i'1'ti-
identification signs face Meridian Street. While Applicant's proposed sign is on a different
facade, both facades of the Medical Office Building are orientated West to Meridian
Street.
II. Ortho Indy seeks a variance of the Carmel Sign Ordinance, Multi- Tenant Buildings, §
25.07.02- 04(c)(8)a. to i, to permit the installation of a building identification sign that
would be 100% of the Spandrel Panel height, 70% permitted.
No. 8.
Ortho Indy has entered into a long term lease with the St. Vincent Carmel Hospital to
provide orthopaedic medical services in the Medical Office Building located at 13430 N.
Meridian Street, which is part of the 19+ acre St. Vincent Carmel Hospital campus. A
building identification sign is very important to assist patients in locating the Ortho Indy's
office at the campus.
The proposed sign is being re- cycled from another location previously used by Ortho
Indy at a different location. The proposed sign otherwise complies with the Carmel Sign
Ordinance and is in harmony with the other signage on the Medical Office Building and
elsewhere at the St. Vincent Carmel Hospital campus.
