ADMINISTRATIVE CODE (establishes minimum standards for the competent practice
of land surveying) and the MINIMUM STANDARD DETAIL REQUIREMENTS and
CLASSIFICATIONS for ALTA /ACSM LAND TITLE SURVEYS (a copy of which
is attached hereto and is hereby made a part hereof) with corners established as shown
and is true and correct to the best of my knowledge.

accordance with "Minimum Standard Detail Requirements for ALTA /ACSM Land Title
Surveys," jointly established and adopted by ALTA, ACSM and NSPS in 1999, and

commitment for title insurance and which do not require an interpretation of a

Flood Insurance Rate Map having Community -Panel Number 18057CO209F (effective
date February 19, 2003) of the National Flood Insurance Program indicates this site to be
within zone 'Other Areas Zone X" (Areas determined to be outside 500 -year floodplain).
Basis of Bearing System: The East Line of the Northeast Quarter of Section 30, Township
18 North, Range 3 East was assumed to have a bearing of South 00 degrees 13 minutes
54 seconds East.

Note: The locations of any underground utilities shown on this plat are based upon above
ground evidence (including, but not limited to, manholes, inlets, and marks made on the

SURVEYOR'S REPORT
In accordance with 865 IAC 1 -12 -1 et seq., the following observations and
opinions are submitted regarding the causes and the amounts of uncertainty in the
locations of the lines and corners found or established during this survey as a result of:
A. availability and condition of reference monuments,
B. occupation or possession lines,
C. clarity or ambiguity of the record descriptions for the site and its adjoiners, and
D. the theoretical uncertainty of measurements.
A. This survey was controlled by the brass plug found marking the Northeast Corner of
the Northeast Quarter of Section 30, Township 18 North, Range 3 East and the brass
plug found marking the Southeast Corner of said Northeast Quarter. Our measured
distance between these two monuments is 0.08 longer than the distance called for in
several deeds
B. South 09 degrees 38 minutes 09 seconds East 77.92 feet - This boundary line is also a
right -of -way line of Rangeline Road. A buried telephone line is within the boundary in
the vicinity of this course; it is 13.1 feet west of the northern end of the course and 1.6
feet west of the southern end of the course.
South 00 degrees 54 minutes 50 seconds East 150.03 feet - This boundary line is also
a right -of -way line of Rangeline Road. A buried telephone line is within the boundary
in the vicinity of this course; it is 1.6 feet west of the northern end of the course and
1.3 feet west of the southern end of the course.
South 00 degrees 13 minutes 54 seconds East 131.57 feet - This boundary line is also
a right -of -way line of Rangeline Road. A buried telephone line crosses the boundary in
the vicinity of this course; it is 1.3 feet west of the northern end of the course and 1.2
feet east of the southern end of the course.
North 89 degrees 12 minutes 13 seconds West 167.12 feet (a portion of the 239.12
foot -long boundary line) - This boundary is along the southern boundary of the
"Mueller East Tract" and along the northern boundary of the "Huffer Trustees Tract."
A row of nine trees is, on average 2.4 feet south of this boundary line.
South 00 degrees 13 minutes 54 seconds East 172.90 - This boundary is along an
eastern boundary of the "Kroger Tract" and along the western boundary of the "Huffer
Trustees Tract." An asphalted area crosses this boundary line. A 12 -inch reinforced
concrete pipe (RCP) for storm drainage crosses this boundary line and a 10 -inch
vitrified clay pipe (VCP) for sanitary sewerage crosses this boundary line.
North 89 degrees 46 minutes 06 seconds East 239.11 feet - This boundary is along a
northern boundary of the "Kroger Tract" and along the southern boundary of the
"Huffer Trustees Tract." An asphalted area crosses this boundary line. The eastern end
of this boundary line is within the apparent right -of -way of Rangeline Road.
South 00 degrees 13 minutes 54 seconds East 383.77 feet - This boundary line is along
the East Line of the Northeast Quarter of Section 36, Township 18 North, Range East
and is within the pavement for Rangeline Road.
South 89 degrees 12 minutes 13 seconds West 45.00 feet - This boundary line runs
across the western half of the right -of -way for Rangeline Road.
North 00 degrees 13 minutes 54 seconds West 40.00 feet - This boundary line is along
the western right -of -way line of Rangeline Road and the eastern right -of -way line of
Monon Green Boulevard.
South 89 degrees 12 minutes 13 seconds West 1,090.40 feet - This boundary line is
along the northern right -of -way line of Monon Green Boulevard. Near the eastern end
of this course, at the end of the curb return, the face of the 2 -foot concrete curb is 1.5
feet north of this boundary line. At approximately 106 west of the eastern end of the
course, the curb inlet and light standard base are north of the boundary line. The
western end of the face of the 2 -foot concrete curb is 3.5 feet north of the boundary
line. The curb inlet at the western end of the 2 -foot concrete curb is north of the
boundary line. A 12 -inch CMP crosses the boundary line near the western end of the 2-
foot concrete curb. At a point approximately 350.5 feet west of the eastern end of this
course a 10 -inch VCP for sanitary sewerage crosses this boundary line. The western
end of the asphalt pavement of Monon Green Boulevard is approximately 378.4 feet
west of the eastern end of the course and 2.6 feet north of the boundary line. A buried
telephone line and two buried electric lines cross this boundary within the former
"Monon Railroad Tract." An area covered in stone crosses the western end of this
boundary line.
North 10 degrees 58 minutes 46 seconds East 81.76 feet - This boundary is along the
eastern right -of -way line of 3rd Avenue S.W.
North 00 degrees 21 minutes 43 seconds West 197.12 feet - This boundary is along the
eastern right -of -way line of 3rd Avenue S.W. A gas line crosses into the site at a point
approximately 75 feet north of the southern end of this course.
North 00 degrees 46 minutes 33 seconds West 53.24 feet - This boundary is along the
eastern right -of -way line of 3rd Avenue S.W.
North 04 degrees 56 minutes 05 seconds East 100.50 feet - This boundary is along the
eastern right -of -way line of 3rd Avenue S.W.
North 00 degrees 46 minutes 33 seconds West 425.00 feet - This boundary is along the
eastern right -of -way line of 3rd Avenue S.W. Just north of the southern end of this
course, an asphalt walkway crosses this boundary line connecting 3rd Avenue S.W.
with a walkway within the "Monon Railroad Tract.'
North 54 degrees 13 minutes 01 second East 47.51 feet - This is a transitional right -of-
way line between 3rd Avenue S.W. and 126th Street.
South 83 degrees 08 minutes 02 seconds East 242.50 feet - This boundary line is along
the southern right -of -way line of 126th Street.
Arc length of 66.12 feet - This boundary line is along the southern right -of -way line of
126th Street.
Arc length of 66.84 feet - This boundary line was created as an extension of the 66.12
foot long arc across the "Monon Railroad Tract." The asphalt walkway within the
"Monon Railroad Tract crosses this boundary and enters a tunnel under 126th Street.
A buried telephone line and two buried electric lines cross this boundary within the
former "Monon Railroad Tract."
North 77 degrees 00 minutes 25 seconds East 96.48 feet - This boundary line is along
the southern right -of -way line of 126th Street.
North 89 degrees 36 minutes 45 seconds East 167.49 feet - This boundary line is along
the southern right -of -way line of 126th Street.
South 89 degrees 56 minutes 58 seconds East 387.00 feet - This boundary line is along
the southern right -of -way line of 126th Street. At a point approximately 76.7 feet east
of the western end of this course, a 10 inch VCP for sanitary sewerage crosses this
boundary line.
The 35.00 feet by 638.97 feet bounded on the north by the North Line of said
Northeast Quarter, on the east by the East Line of said Northeast Quarter and on the
south by the northern boundary of the "Huffer Trustees Tract" is within the right -of-
way of Rangeline Road.
C. The record descriptions for the site and its adjoiners were obtained from the office of
the Recorder of Hamilton County (the latest research date was August 31, 2004). The
record descriptions for the adjoiners were mathematically retraced to disclose any gaps
and /or overlaps between the boundary lines of the site and its adjoiners. The following
observations are made as a result of this retracement: There are no gaps or overlaps in
deeds between the site and its adjoiners.
D. The theoretical uncertainty (due to random errors in measurement) of the corners of
the site established during this survey is within the specifications for a class B (0.25
