The location of the corners and the lines of the subject real estate is primarily dependent on the location of the following controlling lines: 1) The West Ane of the Southwest Quarter of Section 31, Township 18 North, Range 4 East, in Hamilton County, Indiana; 2) The North right -of -way line of Camel Drive and the West right -of -way line of Keystone Way. The West Gne was established from two brass plugs in cost iron boxes found at the Southwest and Northwest comers of said Southwest Quarter Section from said previous survey. The location of the North right -of -way fine of Carmel Drive and the West right -of -way line of Keystone Way were determined from right -of -way descriptions. The location of the curbs along both streets fit the location of the rights -of -way. Evidence of occupation along or rear the title fines are as shown on the within survey. No discrepanciee between the subject real estate and the odjoiners' deeds were found. The Theoretical Uncertainty (due to random errors in measurement) of the comers of the subject real estate established by this survey is within the specifications for a Close "H' survey ( +/ -0.25 feet) as defined in LAC 865. The subject red estate Gee within a Zone "C Flood Hazard Area (areas of minimd flooding) as indicated of "FIRM', Flood Insurance Rate Yap, Community Panel Number 180081 0008C, City of Camel. Indiana, effective date May 19, 1981. The within plat of survey is based in part upon information provided in Commonwealth Land Title Insurance Company Commitment No. 992995, dated September 3, 1999 and Commonwealth Land Title Insurance Company Commitment No. 993312, dated October 5, 1999. No search of the public records other than adjoiner deeds was performed by the surveyor.
