Docket No. 04080059 PP: Saddlebrook at Shelborne - Primary Plat The applicant seeks to plat a residential subdivision of 77 lots on 61.21 acres. The site is located at 11901 Shelbome Road. The site is zoned S1/Residence. Filed by Steve Hardin of Bingham McHale LLP for Leeds, LLC. The Committee tabled this item at their last meeting. Several items were to be addressed by the applicant. Please see the revised information booklet submitted last week with the meeting agendas. Several items are noted in the booklet for the applicant to provide additional information at the meeting. One item inn particular concerns the Department. That is the notation about the stone path. The specification should be changed to asphalt. The Department recommends that the Subdivision Committee forward this item back to the full Plan Commission after all comments and concerns are addressed. Background: The applicant is proposing a 77-10t subdivision on 60+/- acres to be platted under the Residential Open Space Ordinance (ROSa) requirements. Please see the informational packet provided by the applicant to view the layout of the lots and the areas provided as open space. The following comments were made at the Public Hearing for this item: 1. Request for added landscaping to buffer view of homes. 2. Concern regarding the proposed connection to West Park. 3. Concern about location of entrance on Shelbome Road and use of adjacent property. 4. Request to see intersection improvements at 116th Street and Shelbome. 5. Request to see added area between entry street and property to south. In addition the applicant needs to address the following: 1. Commitments with regard to ordinance required road improvements. This should be submitted prior to the committee meeting and include an engineer's estimate. 2. The Department requests a path through or near the common area at the far northeast comer of the subdivision that would connect the street to West Park in that area. 3.
