Docket No. 04080060 DP/ADLS: 116th Street Centre The applicant proposes to construct two mixed-use office/retail buildings. The site is located at the northwest comer of 116th St and Guilford Road. The site is zoned B-2. Filed by Joe Calderon of Ice Miller for Equicor Development, Inc. The Committee forwards this item back to the full Plan Commission with a 3-0 Favorable recommendation subject to modifications as discussed in terms of a response to the Department Report. The applicant should provide a revised response and submit that to the Commission the evening of the meeting. The Department recommends that the Plan Commission approve the proposed DP/ADLS subject to the following: 1. Dedication of a 45' half right-of-way along full extent of Guilford Road. 2. Acceptance of the revised response to Department Report. 3. Acceptance by the Commission of efforts made by the aprlicant to address buffering concerns or neighbors on the south side of 116t Street. Background: The applicant is requesting approval of a Development Plan and ADLS for the construction of a multi-tenant retail building at the northwest comer of Guilford Road and 116th Street. Please see the informational packet prepared by the applicant for an overview of the site. As Commission members may recall the applicant appeared before them earlier this year in order to rezone the property. At that time the Commission was not comfortable in forwarding the rezone request to the City Council until the applicant provided renderings of the building that, while preliminary, were found acceptable. At this time the applicant is in front of the Commission with the final elevations, landscaping, signage and site layout. The current plans are consistent with the plans presented to the Commission at the time of the rezone. PCR-2004-1116
