1. Docket No 1202001DADLS:Amendr Penske Chevrolet Remodel.
The applicant seeks approval to remodel the exteriors of the showroom and service buildings, as well as add new
signage.The site is located at 3210 E.96th'Street and is zoned.B-3/Business, within the Keystone Pkwy Overlay
Zone. Filed by Allen Dresselhouse,of'Penske.Automotive.
Allen Dresselhouse presented for.the petitioner. Every seven years.you need to become manufacturer compliant with
the new design and image. Thereare'3 buildings on the property,only two are included in the project. The showroom
and the service and repair center.
The petitioner presented a visual example of the project. The-firstexample indicated the new Chevy ACM metal panel
system and new signage;the repair center is being painted. No site signs will be changed,the monument also will not
be changed, no parking.changes. Landscaping will also not be changed..
The building is undergoing a facelift.
He presented visual examples ofhow the.fuil'ding will look. The upper portion fof the soffit will be wrapped with the
ACM panels, heshowed the new Chevy-compliant design which they are adhering to building. There is new portal of
entry for customers and that is all that is being•done to exterior of the showroom building. The new signage consists of
the new Chevy logo and the script and the Penske channel letters that go on`thebuilding. They aredecreasing the ,
square footage of the signage. This is;the extent of what is changing on the showroom building. The color is a true
rendering of the colors—silver and Chevy blue.
The entire exterior facade ofthe;serv;ice building will be painted and putting up the new Chevy signage,the Penske
signage, Certified:Signagesign,this is decreasing what they have there today on the service building and we will be
installing new,Right-Tech doors(?Sp) we are still working through the logistics of that right now That is it from the
exterior.
The rest of the remodel will be inside—new carpet, paint, floor tile, new graphics interiorly in the sales offices.
Brad: sometimes we have:petitioners asking'for Detroit required changes to their facades and they don't want us to
. approve them,so do.you want us-to approve them??? The Petitioner indicates yes.
Angie Conn presented for,-the,Department—there are several outstanding questions that were outlined in the
Department Report: If-these could be addressed, ie,signage, roof-top mechanical.equipment(RTU's) and if you can
address those concerns we would recommend approval.

Petitioner: One.had to do with the site signage: we will not be touching the monument signs the,bottom of the _
structure will be painted white color, nothing structural is changing there.
i A bigger concern was the RTU's and screening of the HVAC Equipment
0 The existing mechanical units will be screened with a metal panel screen system that attaches directly to the RTU's. The
Petitioner distributed an visual example. There are a number of locales that they need to screen the roof top units,this
type provides a nice clean look for the .,Each of the screens are quite pricey, each one is$8000.00 per screen. Typically
they are about as much as the roof top unit itself.
Angie stated that this was a good look. The another possibility would be to raise the parapet wall, however,that may be
more expensive to complete. The Petitioner concurred. .A" _ .,a
A positive aspect of the panels is that service personnel can get to them for servicing much easier.
1 Brad—how many of the enclosures would there be? .
Petitioner: on the sales building there would be.2. The Petitioner then stated that they would prefer to only have the
i panels on the Sales building and not on the Service building since it was set way back. .

Nick, can the.Service Building be seen from Keystone? What can you see on the roof from Keystone.
Petitioner—not really it is set quite far back.
€ Brad stated that the elevation of Keystone is such that the roof top of the Service Bldg is much more noticeable than the
t roof top over the Sales Bldg. so Keystone being on the left side of your drawing. The building is lower that the grade of
iKeystone today. If some units on the far end of the Service Bldg. could be blocked by units closer to,Keystone, perhaps
e panels would not be necessary on all roof-top units.
P Brad does the product lend itself to doing the west and south elevation rather than a total enclosure?
Petitioner.—yes that could work—they will do a study,take some photos at different points along Keystone identify
which of the units are visible from which locations and set up a diagram showing which sides of which unit we would
tpropose to screen. There are 12 units on the Service Bldg roof.
Brad this does not have to go back to the full Commission, but if we are happy with the rest of the petition,we can vote
on it tonight subject to staff's satisfaction with on this issue.
'' Nick's concern is Keystone and would like anything directly seen from Keystone to be screened --
Ephraim stated that as you go north on Keystone you still have an angle of the oval-space, which would be the south side
as well and you look to your right—you will see the units on top of the Service Building

Nick Kestner made a motion to conditionally approve ...:...with the conditions as discussed being contingent with staff
approval regarding the Keystone elevations.Joshua Kirsch seconded the motion. Approved: 4-0
