Docket No. 04090008 DP/ADLS: Companion Animal Hospital The applicant propos~s to construct a veterinary hospital. The site is located at 1425 South Range Line Rd.. The site is zoned B-8/Business. Filed by Jim Shinaver of Nelson & Frankenberger for Dr. Buzzetti. The applicant is requesting appt;oval of a Development Plan and ADLS for the construction of a veterinary hospital at 1425 South Range Line Road. Please see the informational packet prepared by the applicant for an overview of the site. Tab 1 includes an extensive natTative. This proposal will involve the redevelopment of the existing building on the subject-parcel and occur in two phases as described in the narrative. The Department has worked with the applicant to provide the Plan Commission with a site layout and building elevations that 90me very close to the standards as proposed under the Cannel Drive Range line Road Overlay. The proposed building is two stories but will not immediately be. constructed up to the Range' Line Road right of way. Several variances are proposed which will allow for the redevelopment of this site under the existing ordinances. The variances are related to building setbacks, parking setback and number of spaces, and a variance of use to allow the veterinaryho~pital occupancy. The Department is in support of the variance requests and would like to see the applicant address the following items outlined below: 1. Provide cut sheet of lighting fixtures for review by the Plan Commission. 2. Provide detail regarding the proposed privacy fence. 3. Walk the Special Studies Committee, on February 1 st, through the plan components as they relate to the newly adopted Range Line Overlay Ordinance. 4. Verify a 45' halfright-of-way. Additional right-of-way will need to be dedicated if the 45' is not present. The Department recommends that this item be forwarded to the Special Studies Committee on February . 1st for further discussion. PCR..2005-0118 ~
